More stats are out! With the average selling price dropping seasonally by 11.8% from March 2020 to April 2020 it should make a headline somewhere but please keep in mind the decrease in sales from March to April this year by 66.2%. Of the places that did sell, (which is the data you're not seeing), didn't include many of the more expensive properties. We're working with a much smaller data set and the properties in the higher price points were either terminated or are still o...n the market unsold. In the Realtor exclusive communities there were sales that transpired there that in another time would have been listed on TREBB's MLS System. As you can also see, transactions are still happening and we're having a lot more reasonable negotiations between Buyers and Sellers. In most cases the Sellers are still in the driver seat. The rental market has certainly softened and if you're an investor needing to get your property rented, extra attention needs to be focused on maximizing your exposure with the right marketing. If you're a potential tenant looking to rent, this doesn't mean you'll be able to go anywhere easily to get a place to rent without all the necessary application supporting documentation.
