I am reaching out to give you a brief but informative update on the Residential Real Estate Market. The month of November saw a busy real estate market with sales up over 24% compared to November 2019 and prices up 13% respectively. Inventory levels also rose slightly over last year, up 15% to 13,798 homes available for sale, putting the months of inventory... number at only 1.57 months. This figure represents a strong seller's market as the Toronto Real Estate Board would be sold out of listings in just over a month and a half if another listing was not taken. We have seen some softening in the resale condominium market in the major city centres like Toronto and Mississauga as investors have begun to exit the market as they have found it more and more difficult to find tenants. The 905 resale condo market has remained consistentwith prices appreciating and the volume of sales up. This is due to affordabilityand the cost of borrowing. It is much easier for first time home buyers to enter the market their and many renters are now finding it affordable to own with interest rates at all time lows. On the investment side developers who launched projects throughout the year and are sitting on some remaining inventory are starting to announce attractive promotions in an attempt to sell a few more units before the end of 2020. Hello I can't believe we are already in September, I have heard the saying a few times now that "this has been the longest March Break ever," lots of truth to that. The Residential Real Estate market has been interesting to watch to say the least as we look foward to entering the Fall market. With the Pandemic hitting all industries hard in the Spring it seems to have pushed the demand for real estate into the summer months. The market has been playing catch up with Aug...usts seeing record gains compared to last year. The volume of homes sold were up 40% over August 2019, with prices jumping up over 20% accross the Great Toronto Area. The resale condominium market also saw a price gains of over 13% with the volume of sales up over 10%, showing the resilience of a market that was thought to slow down as investors were predicted to exit the market. How has Covid-19 affected the real estate market The Toronto real estate market has certainly boosted homeowner’s confidence.On top of the soaring price,sales were at a record high for July:11,081 homes were sold, which is 29.5 per cent more than July 2019 and 49.5 per cent higher than June 2020. Low-interest rates and limited listings continue to drive demand in Toronto real estate.There was a huge hike in new listings in July 24.7 per cent more year-over-year.But the ...total active listings were down 16.3 per cent since last year. The demand for detached and semi-detached properties in the 416 area is chiefly responsible for the skyrocketing average home price. Detached homes in Toronto rose 25.5 per cent to an average of $1,541,003.Semi-detached properties climbed 20 per cent to $1,181,014.The average price growth for townhouses, condos and all property types in the 905 did not exceed 14 per cent. Also while Toronto entered Stage 3,we are reminded to continue adhering to Toronto Public Health’s advice to practise physical distancing,wear a mask or face covering where mandatory or when physical distancing cannot be maintained. Hello Friends I hope you have found some time to enjoy the summer months.It is an interesting time as we navigate the pandemic,however,July 2020 has been the month where the pent up demand for residential real estate really let loose. Sales of all home types were up 29.5% for the month over July of last year with prices of almost 17% respectively.The number of homes available for sale were down just over 16% putting upward pressure on prices due to the overall demand.... Condominium prices remained strong with prices up almost 9% and sales volume up 6% for the month.Inventory of available condos for sale jumped almost 50% due to many reasons but one that stands out is the changes in the rules/laws surrounding short-term rentals in the GTA and the overall limited number of visitors to the area.Those who would normally use a short-term rental have not been using the service,therefore owners/investors of such units have now decided to sell,adding to a greater number of condos for sale.Even with the greater number of condos available,price appreciation has remained constant due to continued demand.
