#BullyOffers are more and more common these days as Buyers react to a market where selling prices are rising rapidly. We are seeing increasingly Sellers providing direction not to even look at them in order to benefit from the competitive market but they can be used in the right circumstances. This post covers bully offers and when they are acceptable to use.... What is a bully offer? A Bully offer is when you submit your offer before the offer presentation date usually with a short irrevocable time period to force the Seller to make a decision before more offers come in. When you make a bully offer you go in with a strong offer at a higher price and with better terms for the seller. Why would you do this? Usually, because you want to avoid a bidding war where the price could go even higher. Why would a seller accept a bully offer? As a seller, if you can get the price you want for your home and avoid the hassle and stress of showing your property then it could be a win/win. Is a bully offer disrespectful? They can be seen as disrespectful by the seller so we avoid this tactic unless it's necessary. Only use this tactic when you feel like it's your best shot at avoiding a bidding war and you've exhausted your other options. Before you submit ask yourself, "would I accept this offer if I was the seller or could I get more by going to market?" The bully offer is not the place to negotiate. You need to come with a strong offer. Go in firm. Part of what makes a bully offer attractive above and beyond price is the fact that the seller has security in an offer that is likely to close.
