So, you're looking for a deal right? Seems obvious that you want a deal if you're buying a foreclosure - I mean ... that's the whole point of buying a "foreclosure". So, given that you give up ALL your contractual buyer protections which are struck from the purchase contract with an offer and as a result take a huge risk (known as "As is, Where is"), why the hell would you pay "market value" ... and especially "over list" price? There is a premium for "risk", and its NOT factored in when you offer "market value". Think this doesn't happen? Take a look at this foreclosure (see image). Buyers like this must be out of their minds or smokin' something! If you want to buy a foreclosure, make certain it's a "Deal"! Otherwise, might as well just shop the MLS marketplace and get ALL your contractual buyer protections!

Are you aware that there are 2 types of foreclosures? One is a Court of Queens Bench foreclosure and the other is a Bank Owned foreclosure. One offers much better opportunities to get a great deal on a home, the other - surprisingly - not so much!

Principal Residence Tax Exemption Changes ... Hey, just want to give you all a heads up on our Government's monitoring of our largest investment ... for most Canadians, its our home. Now, there are no changes in tax treatment (not yet anyway ...) except for a requirement to now report the sale of our principal residence home. Seems our government wants to now calculate the value of capital gains they are missing out on by requiring we report exactly how much of a capital gain... we received. I can visualize CRA and politicians licking their lips and spitballing how they can tap into (OK ... taxing) those gains we made/make when we sell our principal homes. So, if you sold your home in 2016 or later, you will need to complete a Schedule 3, Capital Gains of the T1 Income Tax and Benefit Return in order to report your sale. There is no new tax involved (yet), only a requirement you report the sale details on your tax returns. See more

Did you Know: ***There are 2 types of Foreclosures on MLS*** 1st - Bank Owned Foreclosures 2nd - Judicial Foreclosures What's the difference? What you should know VERY Briefly:... 1. Bank Owned Foreclosure MLS Listings - Easiest to buy, maybe not for the lowest price, but you can visit and inspect the property, and can place a "financing" condition on the offer. Must buy as-is, where is. 2. Judicial Foreclosure MLS Listings - Essentially, like a "blind" auction. You submit an "offer" with a "certified cheque" for 10% of your "offer price" as a deposit. the "offer" cannot contain any conditions (such as financing, etc.) Call or text me for more insights into this process.
