Just sharing some thoughts on what it's like to be a condo buyer today. I shared that it's become a truly challenging time to buy a detached home in Calgary with properties selling in a few days... with competing offers... AT or even OVER asking price... On the flip side other products like apartments are still leaning in favor for buyers with many options and low prices. The general feeling is that most inner city condos will no longer be a place people will want to live be...cause of COVID-19. Maybe I'm biased (I live in a condo downtown), I think there will always be people like me who like living close to stores, restaurants and the busyness of it all. The condo market is still declining - Are we getting close to the bottom? That's an answer no one has - What I do know is if you've always wanted to live in a condo downtown there's no better time than now to do just that!

Last time I shared with you that Calgary has been lagging behind the other provinces for real estate gains... In December 2020, our stats have started to point at a shifting market to favor sellers WITH detached homes. A key indicator we can use to determine if we're in a seller's, buyer's or balanced market is "Months of Supply" . For the past couple of years we have been in a balanced market which is typically 4-6 Months of Supply. Today we're just a little over 2.5 Month...s of Supply! What does this mean? We have more buyers in the market than we have inventory. Homes are selling quicker and often times with competing offers. If this continues likely we may see some price gains this year for Detached home owners. This can always change if we can an influx of homeowners looking to sell OR if mortgage rates increase again.

January 15 2021, If you're reading this we're still in a global pandemic . As you're aware... The world is still turning and so is the real estate market. Although we're not posting record numbers with homes selling $100,000 over asking, Calgary is still a city many want to invest in and call home! Here's what's changed since the start of lockdown: 1. There are no open houses! If you want to view a home for sale you've got to book an appointment... 2. MASK UP - This is mandatory. Some homeowners even ask that you sanitize and wear gloves before you enter their home 3. Virtual showings. This was a tool I used for out of town buyers and now it's translated for my buyers that are taking social distancing to the max From my own personal experience both buyers and sellers are respectful of eachother. Safety measures are practiced by both parties no questions asked. A little positive news that we're all getting along! -Ariel
