August 2020 was extremely busy in the real estate market in the Edmonton area. Units are up, price is up, and listings are down. While I am not yet able to check inventory numbers, it would be logical that inventory will be down for the market. The strong real estate sales are continuing from the trend of July 2020 and are already the best August in Edmonton Real Estate history by a fair margin with not all sales yet reported. The good news does not extend to the condo market.... The market for condos has halted its trend downwards but remains the weakest area of the market by a fair margin. We expected weakness with the fear around common areas and the general attitude to condos as a whole. The counterpoint to the condo flatness is the absolute surge of duplex sales. The condo buyers are merely changing their preferred property; it seems. The 2020 market still lags behind 2019 by approximately 825 units, which is half of the high from May. By May 2020, 1677 fewer units sold year to date. The condo market in 2020 alone is approximately 1269 units behind 2019's sales, and this shows the strength of the rest of the market by comparison. Should the positive trend continue until the end of the year, the difference should disappear. However, should there be another wave of uncertainty surrounding COVID or a shutdown occur again with the return to school, this may represent the high point for the market.
