The powder hustle is real. . I don’t know if there’s anything that makes me feel more like I live in a mountain town than the morning after a storm. . I live on one of the alleys in South Canmore and that means that we are often one of the last spots to get plowed . Sometimes it even takes a couple of days.... . On big snow days, the first noise I hear is the sound of my neighbours' shovels scraping their driveways. It's the sound of people chasing the storm . Shovels and discussions about which skis to bring. It's like music to my ears! . And, it’s not like my neighbours don’t have jobs. Many people have designated 'powder days' from their employers. . From time to time, I'd be visiting Canmore and skiing while taking work calls. I may have negotiated a few deals on the chairlift . My Victoria colleagues always got a kick out of that. But, here in Canmore, it is not unusual to talk to a fellow realtor who is also on a chairlift. . Although I miss some powder days , I can imagine floating through the puffy clouds of fresh white snow. It’s a feeling like no other! . Do you particular in the mountain craziness? The trend continues ! Watch the video to hear my market predictions. Here are the highlight: The median sale price in the Bow Valley is $713,250 and the median list price for January was $729,000. That means the sale price to list price ratio is 98%. ... There were 66 sales in January, which is an increase of 230% compared to January 2020. There is a critical listing shortage in Canmore and area. We only have 157 properties for sale! That is down 31% from last year. The average days to sell a property were 61. The inventory squeeze is making it competitive for buyers. We saw 9 properties sell above their asking price, and one sold for $65,000 above asking! The higher end of the market is moving too ... We saw 9 sales above $1,200,000. > This all means, if you're thinking about selling, it might be a good time! If you are a buyer the best strategy is to watch the market closely and be as organized as possible to be available to make a strong offer. For all my Canmore friends who might be curious about what’s going on with real estate here: . - Sales volumes are 142% year over year - Listing volumes are 25% year over year .... It also looks like there were more sales in 2020 that there have been in the past 10+ years in the Bow Valley. There were 612 residential real estate sales in 2020! Well this is no denying the fact that July has been a busy real estate market in Canmore! The volume of sales is up 15% compared to July 2019 and the median sale price was $702,000. There were 90 new listings and 60 sold properties. The Spring market is here, even if it is a couple months late. If you have any questions about the market I'm here to help!

Intentional communities make for special places. My family moved to Canmore from Montreal in the early 1990s and even as a child I realized that the move was a BIG DEAL. My parents left behind secure jobs for a dream. We like many other families moving to the Valley made sacrifices to live an idyllic mountain lifestyle and those sacrifices make for special people and a special place.
