Check out my updated website! I've been using the Horizon Report Software (Carson Dunlop) for my inspection reports. No more binders! This report is so easy to follow with all my photos embedded in the relevant sections of the report. A PDF file is finalized and emailed to my clients for their review usually the same day. www.centurydetails.com

We've had a great 2019 so far and helped many clients with their home purchases. Here is a note from another happy client: Steve: Thank you so much for your efforts. We have decided to proceed with the sale. The sellers have been very helpful. We provided the 7 or so pages of your report dealing with grading, and they will be contacting the landscape company. They have also agreed to bring in a pest control company re the mice. ... We feel we have been well served by you on all three inspections, and without a doubt your work is excellent value for money. Ron said you are worth every penny!! Stay tuned. Once we are back in Ottawa and make arrangements for various repairs etc, we will be in contact with you for recommendations. If need be, we may have to hire you as an advisor -- so don't retire. All the best. With gratitude, Ruth and Ron

I’m pretty sure that will affect the draft. This is why proper bracing of a steel chimney is important.

It's getting cooler out now but it's a great time to purchase a home. There is less competition than during the spring and summer months. You can feel how cozy or drafty the home is which may alert you to issues that need addressing. Movers may be more available and you won't be packing in the summer heat. Members of your home purchase team are there to assist you with all your questions about fall home purchases.

Spring is here! Time to get outdoors and see what the winter has done to your home exterior. Start with an inspection Chances are, you haven’t been outside much this winter. When the weather warms up a little in the spring, it’s the perfect time to inspect the exterior of your home for signs of damage from weather or just normal wear and tear on your home. Look for cracks in brickwork or missing pieces of siding or wooden slats. Check to make sure your gutters aren’t separati...ng from the house at any point. Don’t forget to check your driveway and patios for signs of damage, too. Clean the front porch. Remove all furniture and decorations from the front porch and power wash it. If you don’t have a power washer then a water hose spray nozzle will do just fine. Be sure and spray the underneath of your patio roof to get rid of spider webs. Clean the light fixtures too! Wash outdoor furniture. Depending on what the decorations are on your porch, wash them appropriately. Ours can be sprayed off after we remove the cushions and the tables can be cleaned with glass cleaner. Wash the front door. Repeat these steps on the back porch. Clean and organize your garage. Throw out anything that is broken or that you know you aren’t ever going to use again. You’ll be surprised at the amount of stuff that accumulates in the garage over the winter. Clean the windows. Remove all of the screens and wash both the outside of the windows and the screens. This is one of my favorite ways to spruce up the outside of my home. SO much dirt collects in between the window and the screen each year! Clean out your gutters. After the leaves fall from the trees in the fall your gutters can get pretty dirty. **Exerpts from www.windowsplus.com and sunshinemomma.com

It's always nice when you get this kind of feedback from our valued clients! "Hi Steve, Thanks again for your time. I wanted to let you know that I sold the property. A buyer was willing to buy with no conditions, so I can only assume that the presence of your (Pre-sale) inspection report aided in that. After the first deal fell through I was eager for that not to happen again, so it was worth being proactive and having you come in. ... It makes me think that I may have a pre-sale inspection done if and when I decide to sell my current residence. Thanks! Sheri

Carbon Monoxide Detectors Carbon monoxide is a concern with any appliance where combustion is present especially wood burning stoves so installing carbon monoxide detectors throughout your home is highly recommended. When installing carbon monoxide detectors in accordance with your wood stove, proper placement is crucial. Do not install the carbon monoxide detector directly above or next to your wood burning stove or it may create a false alarm when it detects a small amount ...of carbon monoxide on start up. If you are planning to only install one carbon monoxide detector, be sure to install it where it will wake you if you are sleeping. It recommended that you have a carbon monoxide detector on every level of your home as well as in or near every bedroom. Also, it should be kept at least 15 feet from heating and cooking appliances and very humid areas like bathrooms. If the alarm sounds on your carbon monoxide detector, turn off all appliances that are a source of combustion, open all doors and windows to get fresh air into the home, and call a qualified stove technician and chimney sweep before relighting your wood burning stove. If anyone is experiencing any symptoms of carbon monoxide poisoning such as dizziness, headache, or vomiting, immediately call the fire department and go outside for fresh air. Do not go back inside until the problem has been resolved. (exerpt from www.northlineexpress.com) See more

Proper ledger flashing and structure of building a deck. Probably about 75% of decks I inspect do not meet minimum building code . A building permit is required for any deck 24" above grade , attached to a structure or over 108 sq ft . Under 108 sq ft below 24 " above grade and free standing in the yard does not require a permit . Permits protect you from your builder, yourself and potential lawsuits .
