Between the pandemic and the red hot housing market, I see some buyers waiving the home inspection in an attempt to jump ahead of the competition. Which begs the question: Is this ever a smart idea? No, nope, uh-uh, never, don’t even think about it, K? Here’s why:... You may think the home is in perfect shape, but some of the costliest problems are difficult to spot: leaks, termite damage, foundation issues, poor ventilation, faulty wiring, and drippy appliances. A home inspection gives you the chance (before you sign on the dotted line) to have a professional inspector see if there are any problems that need to be addressed, replaced, or fixed. When it’s over, you’ll have an accurate assessment of what you’re walking into when you buy so you can avoid shelling out money say, for a new roof cause you didn’t know it was leaky. #supportlocal#localbusiness#windsoressex#essexcounty#amherstburg#realestate#windsor#windsorontario#ontario#realestatesales#canadaliving#ontarioliving#yqg#toronto#realtor#firsttimehomebuyer#investmentproperty #buy#sell#lease#sold#homes#instagood#realestateagent #homesforsale#milliondollarlisting #househunting#realestatelife

You’re ready to sell. But as you look around you’re wondering how in the world you can get your home looking its best for all those showings. Answer = Staging! This week’s Frequently Asked Friday: Should I stage my home? While there are different levels of staging, the short answer is YES! Here’s why: ... A staged home shows better. Buyers often purchase on feelings a thoughtfully arranged home allows buyers to picture themselves living in your home more easily. The proof is in the numbers. According to the Real Estate Staging Association, staged homes sell 73% faster, on average, than their non-staged counterparts. No time or budget to do the entire house? Focus on the entryway and living room. The living room is one of your home's largest spaces, so leaving it empty, or worse cluttered, won't impress potential buyers. Not every home needs professional staging. If you’re curious how you can get your home looking its best, send me a message. Staging your home may be way easier than you think! #supportlocal#localbusiness#windsoressex#essexcounty#amherstburg#realestate#windsor#windsorontario#ontario#realestatesales#canadaliving#ontarioliving#yqg#toronto#realtor#firsttimehomebuyer#investmentproperty #buy #sell#lease#sold#homes#instagood#realestateagent #homesforsale #milliondollarlisting #luxuryhomes #househunting See more

Should you wait for a lower mortgage interest rate? This is a question I've been getting a lot lately, especially as interest rates have reached record lows over the past year. So, should you wait for them to go even lower before buying? Here's what you need to know: 1. As rates are projected to increase in 2021, it is wise to take advantage of the low interest rates that are available now.... 2. The combination of increasing interest rates and home prices impacts the overall cost of purchasing a home. A higher rate = a higher monthly payment, since your interest rate is worked into your monthly cost. 3. It's better to act now rather than wait for future rate declines that may never come. 4. If you've found a home that fits your needs and your budget, don't wait! You will certainly benefit from taking advantage of the current rates. Have other questions about mortgages or interest rates? Don't hesitate to ask! Only look at homes you feel confident you can comfortably afford -- it’s one of my top pieces of advice for homebuyers. You’ll need the answer if you’re looking to buy: How do I know how much home I can afford? Most experts recommend using the 28/36 rule which means you shouldn't spend more than 28% of your gross monthly income on housing and 36% on total debt (including your mortgage, credit cards, and other loans like auto and student loans).... For example, if your salary is $75,000 per year, your gross monthly income is $6,250 ($75,000 divided by 12). Your total housing costs (principal, interest, taxes, and insurance) shouldn’t exceed $1,750 per month (28% of $6,250). Keep in mind the 28/36 rule is just a general guideline. Adjust the percentages to your own comfort level and financial goals. Playing around with your budget and ready to see some homes? Planning to sell soon? Hit a home run as as a seller by avoiding these seller strikeouts. Don’t take low offers personally. Don’t overprice your home "just to see if anyone will bite." Don't underestimate the importance of listing photos.... Don't hide major issues from your agent. Don’t hang around during showings or leave pets roaming around. Don’t hide your thoughts from your agent. Selling a home is incredibly exciting and sometimes stressful. Hiring an agent to guide you through the entire process is the right choice if you want to actually ENJOY selling your home. Was this info helpful? It's the question every homeowner asks at one point or another: Should I sell or should I remodel? Here are a few questions to ask as you make the king-size decision. First up, Team Remodeling: Do I love my current home's location? Do I have space (inside and out) for an addition?... Will remodeling address my biggest concerns about my home? Do I have a place to temporarily move during the remodel (or the patience of a saint to live in an under construction house)? A YES to most of the above means remodeling is probably in your future. Next up, Team Time-to-Move: Do you anticipate needing more space than a remodel can provide in the next 5 years? (more bedrooms, bathrooms, etc.) Will remodeling put your home above neighborhood value? Would you prefer a home that's closer to your everyday places (work, school, shopping) or do you desire a different school district or a larger lot? Resonate with these questions? Find a realtor and at the very least, take a look at what's on the market. Sometimes moving in one direction is just what you need to clarify your thinking. Whether you're leaning towards remodeling or moving, send me a message. I'd love to do a quick analysis on your neighborhood and give you the stats you need to go along with your intuition! #supportlocal #localbusiness#windsoressex #essexcounty#amherstburg #realestate #windsor#windsorontario #ontario#realestatesales #canadaliving#ontarioliving #yqg #toronto #realtor#firsttimehomebuyer#investmentproperty #buy #sell #lease#sold #homes #love #instagood#realestateagent #homesforsale #luxuryhomes #milliondollarlisting

You can never spread too much kindness, am I right? Today is National Random Act of Kindness Day, and I'm planning to share an extra dose with those around me -- wanna join in? Let's do it! Here are a few ideas you can do TODAY: Write a rave online review for a local restaurant you love.... Got a little cash in your wallet? Buy the person behind you in the drive thru line their coffee today! Run by the store and grab a few blankets, toys, or dog food and drop them off at your local animal shelter. Leave a sweet message on your mirror with a dry erase marker to one or all of your family members. When you hear your inner critic in your head, tell yourself something positive you deserve kindness too! Happy Random Acts of Kindness Day, friends!
