You may have noticed in recent weeks: the market’s heating up! Especially for homes in the first time buyer price range. . And along with that we see some more listings withholding offers until a certain date, where they present any / all offers at once. . But have you ever wondered why exactly agents & sellers take this approach?... . Here are some pros and cons (note: a pro for the seller is not always a pro for a buyer...) . PROS: It allows some time for all interested parties to view the property - otherwise in competitive markets listings might disappear faster than you could schedule a viewing! It gives the seller the opportunity to review all offers at once, instead of sporadically as they come in It gives a set date, which means a buyer can view the home & take a beat to think about making an offer, rather than rushing feeling pressured it might disappear if you don’t act RIGHT NOW . CONS: The list price is not always representative of the sellers expectation. Often agents intentionally underprice the listing to see where competition will drive the price. It can actually scare off some buyers who simply do not want to participate in a hyper competitive situation when shopping for a home. Sometimes sellers commit to the offer date, and other times they’re open to reviewing early offers....which could make the presentation date redundant. Your agent should be aware of the sellers position on reviewing early offers. . It’s important to mentally prepare for shopping in this environment, and to work with an agent who is comfortable navigating competition and working hard for YOUR best interests! . Your pre-approval will determine the amount a lender will approve you to spend on a home, and break down your associated monthly mortgage payments based on the best available interest rates. . Your actual budget should take into account all things outside of this. Homeowners need to have rainy day savings in case of any unexpected repairs. What else is important to you? Travel? A wedding? Kids? Retirement? Reflect honestly on your lifestyle & finances, and determine what would be a realistic and comfortable monthly budget to spend on your home! . Don’t be afraid to ask questions about local trends or their past experiences working in your area! . 2 Do they communicate well with you? . Timely response to calls / texts / emails show you’re working with a professional who values your business...and that they’re available when coordinating with other professionals for the purchase or sale of your home. Consider your own availability for showings & appointments and make sure they can accommodate you. . 3 Are they tech savvy? . Your agent should be current and engaged within the industry. Do they have clear plans for marketing your listing online? Do they have electronic signature programs? Do they utilize tech to ensure buyers have access to the latest listings (including exclusive listings)? Having someone who knows how to best simplify the process for YOU can significantly improve your experience. . . Most importantly...TRUST YOUR GUT Ask yourself if you feel that this person is qualified to get the job done, and you can trust that they have your best interests at heart. . Canada is easing up on it’s mortgage lending rules - effective April 6 2020! . The qualifying rate for Insured Mortgage Borrowers (those putting less than 20% down) is expected to drop roughly 30 points from the current 5.19% qualifying rate. . What does this mean for buyers... 1 It may be enough to help some sidelined first time home buyers enter the market 2 It could increase your purchasing power by roughly 3% . January TREB statistics: . Some important numbers: 15.4% increase in sales year over year 12.3% increase in average selling price year over year... 35% decrease in number of active listings year over year . Throughout January we saw a very low number of homes for sale, forcing fast sales & strong prices! We expect this to level out in the spring as there are more properties listed for sale. We’ll still see a strong sellers market, but less intense than we are currently experiencing. . Buyers are ACTIVE and with changes to the mortgage stress test announced we’ll see no shortage of buyer activity in 2020! . Why do experts say you should remove family photos when selling? . What do you think buyers say when they walk into a room and notice the photos first? . OMG I love those dogs!... Aweee come here & look at this photo!! These pictures are adorable...we should do family photos soon! Where do you think these were taken!? . I’m sure your photos are beautiful treasured memories.... but they can unintentionally distract buyers. . You don’t need to remove every little trace of your existence when you’re selling... . But realtors and home stagers recommend depersonalizing as much as possible so the highlights of your home stand out the most! . Remember: You aren’t showing a buyer YOUR home, you’re trying to show them THEIR home. . . . . P.S.
