State of Real Estate Home Rental COKL - June 2018 Edition Well it is a Landlord Market pure and simple. It has been a while since I last posted on the state of rentals and the news is not good for renters. Simply there are no vacancy of most homes where you are renting the "Whole House" and not a portion of the house such as having a basement apartment below you.... Usually the basement apartment is of course illegal and if that is not bad enough, read fire and safety concerns, sound mitigating through heat registers with no privacy whatsoever. Whole Home 3 bedroom rentals now start at $1700 + water and all utilities are additional. A budget of $2100 per month is a good start all in price for whole home rentals. Home 3 bedroom main floor rentals with a below basement apartment, shared backyard, shared driveway now rent for the $1550-1700 all inclusive range. This again is more an apartment rental than that of a "Whole Home Rental" All the older inventory of rental homes have now generally been sold and are now out of local rental inventory. As high as 75% estimate of pre-2012 rental inventory is now gone. Home rentals in the new Logie Street development are now renting in the $2100-2200 per month range, owned by speculators from the 647 and 905 area codes. This would be for those looking for a shorter term rental solution as you know that when prices increase again in the COKL, they are going to exercise their "Ownership Rights", evict the tenant and put the home up for sale. My suggestion and advice has always been to rent from an established well respected, trusted landlord that is truly in the business of providing good quality rental accommodations for your family. I know we were one of the first to provide professional management that to the City of Kawartha Lakes was otherwise run by "Mom and Pops" that have no idea of how to rent their home or to provide the sort of service that good families deserve and expect. Well I will end it there at this time. It is bad out there, it is a competition by tenants to find good landlords and not every tenant will find their dream home rental. COKL Rental Market Update - December 2017 Edition: December 10th, 2017. - Well I will start with this. Our local community college Sir Sanford Fleming (SSFC) was paying for advertising on our local BOB FM radio station for Landlords to set up and provide accommodations for students. It is that bad. There is a housing crisis in our area. Renters are now forced to rent 30-40 minutes travel time away. *** My suggestion to Potential Renters *** If it is a good fit for you, m...eets your budget, do not hesitate and tell your potential new landlord that you will rent, fill an application form immediately. So many parents contact us thinking somehow that this is a "Renters Market" and it is not even close. We rent our apartments sometimes in hours, not days, nor weeks but hours. If an apartment is still available it is because this particular applicant was not a good fit for our company. Yes we are very selective. I like to think with our company we choose wisely. This factor of selectivity is more important than any amount of money. Contrary to common belief of some that think that landlords are loaded and lazy, one needs to just look at our photos section of just some of the renovations we have done over the last 4 years. If there is an award for Landlord of the Year Award we would want that. We WORK HARD for our Residents. We Provide Clean, Above Average Accomodation at Market Rents. We put all those little things that matter to a selective resident like gourmet faucets, creative use of storage and the like. Frankly we really try to be the best as possible.
