2020 Toronto Real Estate Market Numbers were released last week by @TRREB. The numbers were up again overall. Total residential transactions in December 2020 were up 64.5% from December 2019 and 8.4% year over year. In December 2020, we saw 66.1% more new listings than in December 2019. Up 2.6% year over year. ... The average selling price was also up. 11.2% up from December 2019. 13.5% higher year over year, bringing the average price from $819,279 to $929,699. John DiMichele, TRREB's CEO states that "The next 12 months will be critical as we chart our path through recovery. Good news, The Bank of Canada today held its target for the overnight rate at the effective lower bound of percent, with the Bank Rate at percent and the deposit rate at percent. The Bank maintains its extraordinary forward guidance, reinforced and supplemented by its quantitative easing (QE) program, which continues at its current pace of at least $4 billion per week. Request time off work if needed Call all utility companies to take final readings & provide your new address Contact insurance companies, arrange new home insurance & update your address Submit a change of address with the post office & advise any other mailers Book a locksmith to change the locks in your new home Book your internet and cable provider(s) Place appliance manuals and warranties in one place for new occupants Set a To-Do list and include changing the batteries in your smoke and carbon monoxide detectors or buying new ones Questions, I'm always available to help! Great news for first-time homebuyers in Toronto, The Government recently announced that it would be extending the Incentive to Toronto. The recent changes allow eligible buyers in Toronto, Vancouver, and Victoria, to purchase a home up to 4.5 times their household income, up from 4 times annual income. It also raises the maximum household income threshold from $120,000 to $150,000, making first-time buyers eligible to buy a home for as much as $722,000 from the current $505,...000. By obtaining the Incentive, the borrower may not have to save as much of a down payment to afford the payments associated with the mortgage. The larger down payment effect is a smaller mortgage and, ultimately, lower monthly costs. The homebuyer will have to repay the Incentive based on the property’s fair market value at the time of repayment. If a homebuyer received a 5% Incentive, they would repay 5% of the home’s value at repayment. If a homebuyer received a 10% Incentive, they would repay 10% of the home’s value at repayment. The homebuyer must repay the Incentive after 25 years or when the property is sold, whichever comes first. The homebuyer can also repay the Incentive in full any time before, without a pre-payment penalty. Questions? I am here to help. CM
