Money over relationship? Money is secondary to me in a deal or relationship as I believe in treating people with respect and not as a transaction. On mortgages..., I don’t charge a brokers fee unless it’s a private mortgage that I’m brokering. If I’m lending - there is no brokers fee. No brokers fee on the A side and I don’t charge on the alternative B side either but if it’s multiple exceptions on the B side as in income / waiving penalties/ debt servicing ratios etc - then MAYBE I’ll charge a small fee but 99% of the time, I don’t. Fees is not important to me - Relationship is. Most of my clients are referral basis just cause of our service, response time, the way we treat people and no brokers fee on most transactions. One of my client got some good hot sauce for me and that to me is the best gift ever cause I love spicy food and her hot sauce is the best. She makes it so well. Closing costs for homeowners/ buyers on some of the items that you should expect: 1. 8% PST of the insurance premium if you’re putting less than 20% down-payme...nt on a property in Ontario so this 8% PST is the Ontario Sales Tax. All mortgages with less than 20% down is insured with either Genworth, CMHC or Canada Guaranty. 2. Searches for example execution search 3. Land transfer tax - if you’re a first time homebuyer then you’re entitled to a rebate portion 4. Registration of Charge - a charge is referred to as a mortgage 5. Title insurance 6. Legal fees and disbursements. Disbursements are items such as bank wire fee, courier, bank draft fee, photocopy, searches etc. 7. Applicable tax such as HST 8. If the deal is being done on the alternative B side then some of the B lenders may holdback 2 to 3 months of property tax from the loan prior to advance. This condition can be waived in some cases especially if the borrower will be paying the property tax on their own. Some lenders will ask for confirmation of a tax account to be set up. If it’s a purchase then your lawyer can provide an undertaking since you’ll have to have ownership prior to setting up a tax account. Not all B lenders mandate this but some do. 9. 1% lenders fee if it’s on the B side lending which is deducted from the loan advance prior to closing. A lenders such as the banks do not charge. 10. Appraisal cost - on a conventional deal, the lender will require an appraisal unless the loan amount is very low then an internal valuation can be done on exception. On insured deals - in some cases, the insurer may require an appraisal if they feel the property is not in a good condition or if they want to take a look at the area then they may do a drive by at their own expense. 11. Discharge fee if it’s a refinance and a penalty fee if you’re breaking the term of your mortgage. Feel free to share as it maybe useful information for those looking to purchase or refinance. The clothing drive was successful because of the donors - you’ve helped so many homeless and youths, some of whom has been victims of trafficking so thank you! ...Also thank you to Sai Dham Food Bank for donating 200 lbs of rice to Covenant House Toronto it’s been a huge help to have so many hands come together to serve but there’s still so much more to be done. Winter is coming and I ask that you please go on the streets of Toronto and other cities you’re in where you’ll find so many that are homeless. Shelters are usually occupied and some time shelters are not the safest place to be for some of these victims. Please don’t judge them. Just give if you want to. It matters and it goes a long way. WHAT Buyers need to plan for 10 days before closing after obtaining a mortgage: 1. Obtain the insurance binder and you’ll have to add the mortgage lender as th...e loss payee in case of a fire etc. Your lawyer will need this prior to closing. Every lender need this regardless if it’s a purchase or refinance. Shop around and best to check with your auto insurance company to bundle as it maybe cheaper. 2. Call the utility companies eg. Hydro etc to transfer the utilities to your name the day after your closing. 3. Call your billing companies / credit card companies and Canada Post to have your mails be directed to your new home. If you’re closing September 30th then ask that it start coming from October 1st to your new home. 4. Movers - you need a professional mover who will take care of your stuff, punctual and not expensive. Call Steve - he’s got a storage as well and he’s my go to. He goes everywhere even in Ottawa , Toronto , Niagara all over the place. 416 909-6926. 5. Ensure that your lawyer double check that all the seller’s property tax is up to date and paid on the day of closing so nothing is carried over to you on the property. 6. 5% down payment is not enough when youre buying a property over $500,000. TIPS on down payment, appraisal and status certificate. Ill write options on what fo...rm of down payment is acceptable and what paper trail is needed in my next post. Any down payment less than 20% is an insured deal. Insured meaning with CMHC, Genworth or Canada Guaranty. These are the 3 insurers in Canada lenders will go to. For example, if you go to TD, Merix or Hometrust or whichever lender- keep in mind, the final decision is ultimately with the insurer with less than 20% down. If the insurer declined a deal then the lender cannot do anything. It doesnt matter who the lender is in Canada. 1. Purchase price: $600,000. The minimum down required is $35,000 regardless of your income or debt servicing ratios. 2. You always need to take 5% up to $500,000 price and 10% of the remainder amount. So if the price is $600,000 then itll be 5% of $500,000 = $25,000 and 10% of the remainder $100,000 = $10,000. Therefore $25,000 + $10,000 = $35,000 on a $600,000 purchase price. 3. Purchase price 850,0000 then 5% of $500,000 = $25,000 and 10% of the remainder $350,000 = $35,000 therefore the total minimum down payment on a $850,000 price is $60,000. ( $25,000 + $35,000). 4. The Downpayment is not all that you need. You must have 1.50% of the purchase price in ADDITION to your downpayment. $600,000 x 1.50% = $9000. Youll need this amount in addition to the $35000. down. 5. The 1.50% is referred to as Closing Cost. Even though you may not use it all, you still need to show it when purchasing. 6. Closing Cost refers to items such as land transfer tax ( LTT), legal fees, appraisal cost and or inspection fees if required etc. ***On insured deals, typically an appraisal is not required and if the insurer wants to inspect the property, they may condition for a Drive By Appraisal where they dont go inside but look from the outside/ the area etc. Drive by appraisal is at the cost of the insurer not the borrower. However if a full appraisal is required and the insurer has any major concerns for eg. with the value then the cost of the appraisal may need to be absorbed by the clients to get a full appraisal done. Some lenders do compensate on appraisal cost in promo at times. Speak with a professional mortgage broker. ***Appraisal cost is anywhere from $299 to $450 and above contingent on location, price, work involved, rush closings or regular timeline etc. A broker can only provide an accurate cost once they have spoken with the appraiser. Clients will always know the cost upfront before having an appraiser go out to the property which will allow you to make the decision if you want to pay that much or not. However the broker can only order an appraisal from the list of the lenders not just anyone off the street that you know unless they are on the list. Sometime a broker cannot choose an appraiser from the list as it goes to a portal and whoever is available next in that area gets assigned. ***In most cases a full appraisal is NOT required on an insured deal. Status Certificate: only when its a condo then you need to have a status certificate. The status of the proper can be a deal breaker. Ask for the status certificate from the seller or the sellers realtor if its a Condo. Condo does not only mean high tall buildings. A townhouse can be a condo townhouse so when purchasing look at the MLS or ask these questions is there a maintenance fee, is this under a condo corp. Get the status certificate in the timeline youre obtaining financing because if you waive the condition for financing and didnt have a condition for a status certificate then a week before closing, the lawyer gets the status certificate and the building has lawsuits and major structural damages - the lender and insurer will decline. **********Remember youre just another transaction for the insurers and lenders. Theyre not going to take on such risks for you. The above are some of the reasons why you need to work with a professional mortgage broker because you walking into the bank is not the way to go. Youre just another transaction there while Brokers have unlimited options and multiple lenders which gives you more flexibility so your options are not limited. At Canada Mortgage & Financial Group we take the time to educate clients from the onset because if an issue arise later - I am the one who would have to deal with that stress so I rather inform the clients and prepare them ahead so that we can eliminate any questions and tackle any unforeseen issues. Doctors dont advise of this unless you feel something is really wrong or if something already happened to you. Dont wait for something to happen before doing ...this please as typically thats when these test eg for a CA125 is done. These two test should have been a mandatory one that everyone should do. Some of you may have done it already but if not, my suggestion is to get it done and recommend that your family/ friends do it. Speak with your doctor. 1. CA 125 - will pick up any cyst/ cancer risk/ signs of cancer, tumor, protein in your blood, pick up any masses etc. 2. Genetic testing - mutated genes - any genetic condition, if youre at risk for developing anything, passing it on, suspected for anything etc. An appointment can take months. Ask your doctor even if you feel okay. Dont be afraid. Its best to know if theres a problem or potential risk so that you can tackle it ahead of time before it takes control and consume you. Mortgage Pre Approval does not mean youre good to purchase with no concerns. Dont be fooled by this and dont put firm offers in on any property without calli...ng your mortgage broker first. What many clients dont know is a pre approval does not give you the right to go in on a purchase with a firm offer. #Realtors must understand this as well and protect the interest of your clients. You should always obtain condition for financing for a minimum of 5 business days or minimum 3 business days is advisable and if you really want to go in firm then you must consult with your broker first. Here are some of the reasons why: 1. Pre approval is just a system generated approval typically which no one looks at. Only few lenders may look at the application with no documents in hand. The banks are even worse as they dont dig into much of the required items until the deal becomes live. At times when clients send the documents in - their job details may differ from what you understood or what theyve completed on an application. Eg. Temporary Part time is different from permanent part time or commission or salary plus bonus or contract jobs or self employed, or fluactuating income or you may have a T4 or Notice of Assessment from 2019 or job letter 3 months old but that does not mean the income is currently the same also you may have a pay stub showing 40 hours weekly but then when you receive the current job letter later - you come to learn that the client is only guaranteed 30 hours a week and the rest are fluctuating or their letter may state they are part time on contract then youre in a mess because if its not permanent, lenders will ask for the past 2 years and if clients didnt make much income to average then your ratios will be off. ****As for self employed clients - review the 2 years T1 General and YTD business statements to average the income. Even ask for the financials and corporate tax return or T4A / T4/ T5 for those who are on commission or receiving Pension income or investment etc. This will give you an overall understanding so youll know what to use as income. 2. Property type/ location - Income and ratios can be well in line but if the property you purchased does not meet the lenders or insurers requirements then itll be declined. Ive gotten pre approvals for clients in the past but upon receipt of the purchase agreement- the insurer or lender did not proceed because of the property. 3. Some lenders may have a cap on funding on that building if its a condo or some may not want to proceed because of a bad stigma on the property or area. 4. If the property tax or heat or maintenance fee is higher than what was used on your pre approval application then the ratios will change and it may affect your borrowing amount if it goes over the GDS/TDS threshold. 5. Ive seen situations where other properties owned was not included on the pre approval application. This would cause major issues with debt servicing as you would have to disclose all properties owned as its part of your liabilities too eg. Property tax, heat or if theres a mortgage. WHAT IS GDS/ TDS ? It is gross debt service and total debt service. It cannot exceed a certain percentage. Eg. Ratios can be 39/44 for some insurer if your score is 680 +. However go to the 3 insurers website. Google CMHC, Genworth and Canada Guaranty to view their GDS/TDS requirements if youre putting less than 20% down also look at the insurance premium that is capped on your loan based on your down payment amount. If youre putting minimum 20% down then its considered a non-insured deal meaning it is conventional. If your score is 680 + then your ratios can be 39/44. Theres exceptions to this rule as well. Keep in mind, the lenders and insurers has the right to ask for any additional items prior to closing and choose to interpret the documents according to their risk appetite and guidelines. At times, it all depends which underwriter you get as well. Some would think out of the box and provide exceptions. Some clients think going to the bank or on an online calculator for a pre approval is good enough. It doesnt work that way. Contact a professional mortgage broker that will walk you through this process and if there are issues that arises along the way on a deal, a professional broker will always mitigate and fight for you. A broker has access to multiple lenders and deals with all the banks, monoline lenders, alternative lenders, credit union and trust companies. Your options are not limited. With my experience and understanding the various lenders guidelines, I know exactly who does what and know where a transaction will fit hence why I dont submit client files to multiple lenders at the same time and know who to go to. I will also not leave your deal half way if I take it on. I will look up the property with the insurer before you put an offer in as well. Basic information what borrowers need to know when Purchasing a home and obtaining a mortgage. Feel free to share with your friends & family or your clients ...1. Lenders always like to see the down payment amount in your account for at least 90 days in addition to your closing cost of 1.5% of the purchase price. There are exceptions if its less than 90 days, but you want to plan for the 90 days especially if its with 5% down. 2. Minimum down payment required is 5% of the purchase price. ( subject to the property) 3. Down payment under 20% is an insured mortgage. Insured Mortgages meaning the file has to go to the insurer for final approval - CMHC, Genworth or Canada Guaranty. 4. For example - Down payment from 5% to 9.99% has a premium of 4% fee from the insurer which is capped on your loan amount. If you are putting 5% down then insurance premium of 4% is added to your loan. PRICE $480,000 with 5% down or $24000 leaves you with a loan amount of $456,000 x 4% insurance premium = $474,240.00 which will be your total loan amount. This is what you have to qualify for not just the $456K. 5. All insured mortgages have a maximum amortization of 25 years. Only on conventional deals ( minimum 20% down) you can obtain 30 to 35 years amortization. 6. Closing Cost - approximate legal fees and disbursements, land transfer tax, title insurance , moving cost, maybe inspection fee and or appraisal fee in some cases. 7. It is best to speak with the lawyer about approximate legal fees and disbursements. While the lawyer may not be able to advise you of an exact amount for eg. Land transfer tax is based on the property so if you dont have a property in mind then the lawyer cannot advise on this or title insurance may differ in cost. 8. Home insurance policy. Every lender regardless if its an insured or conventional mortgage need a fire insurance policy on the property before closing unless it is a condo building. Condo buildings usually have the cost built into the condo maintenance fee so you will have to obtain the Status Certificate from the building management. You or your lawyer or if you have a realtor can request this from the seller. 9. Income documents - a job letter and recent pay stub if salaried. If on commission, part time, salary plus commission income or self employed income - any income other than regular salary or hourly will require more than just a salary letter and pay stub. 10. When calculating if you can afford a home - dont look at just the mortgage payment, you have to factor in the approximate property tax, fire insurance monthly cost, and utilities. 11. 3% of the balance on any credit card, unsecured line of credit will be used as monthly payment in your liability unless it is a fixed loan payment such as a car loan. Eg. You may have a credit card with $5000 balance and the minimum payment is $65 but the lender will not use that. They will use 3% of $5000 = $150.00. This is important to know when working numbers out for a mortgage approval. The above is just to give you an overall insight of what to plan for as many clients dont know where to start or whats involved. Some clients think all they need is their down payment, income and legal fees. Insured mortgage Vs Conventional 1. Less than 20% down payment is an insured mortgage. Minimum 20% or more down is a conventional or uninsured mortgage. 2. Insured mortgages have a maximum amortization of 25 years. 3. Conventional or uninsured mortgage amortization is more than 25 years such as 30 to 35 years. When clients put less than 20% down, heres how the down payment is calculated as its an insured mortgage. Canada Mortgage and Housing Corporation (CMHC) Example 1: ( price above $500K) Purchase price: $800,000 Down payment: $55,000 minimum. 5% of $500,000 = $25,000 and 10% on the remainder $300,000 = $30,000 therefore the total down payment required is $55,000 on a purchase price of $800,000. Example 2: ( price up to $500K) Purchase price: $500,000, Downpayment: $25000 ( Only 5% is required as the price does not exceed $500,000). Example 3: Purchase price: $600,000 Down Payment: $35,000 (5% of $500,000 and 10% of 100,000). Example 4: Purchase price: $550,000, Down Payment: $30,000 (5% of $500,000 and 10% of 50,000). NOTE: Lenders want to see an additional 1.5% of the purchase price in your account in addition to the down payment. APPRAISAL VALUE: Do ensure the appraiser is on the list of the lender and do not provide the lenders information to the appraisal company at the time of orderin...g the appraisal. Why? You may disagree with the valuation or you may end up with another lender. If you do decide to work with another lender then youd probably have to pay for a letter of transmittal to have the report be sent to the new lender and you may need to obtain the original lender consent to release that report. Here at Canada Mortgage & Financial Group we would always obtain a draft brokers copy of the report for review and once satisfactory, then only we would instruct the appraiser to release the report to the assigned lender. Some appraisers opinion may differ from what the actual market valuation is and the appraiser may not have used proper comparison such as using comparison from a street thats far off or a property that is not similar to the subject property or there maybe no recent sales for comparison to go by or maybe there are few comparison but the appraiser missed it or it could be their opinion is subjective and biased because of a negative connotation they have of an area - You just never know! These are all reasons that can either make or break a deal. Although appraisal cost is at the borrowers expense - please do not go for only cheap cost but work with a professional who understand the real estate market that is competent and licensed to appraise such asset class. Such person will know what to look for in order to give a fair, realistic and make sense value with proper reasoning.
