Clearly the Federal Government has wanted to slow the housing market down for some time. Yesterday they have announced dramatic changes to qualifying rules. Whi...ch of course will hit the consumer the hardest. Effective Oct-17-2016 (they aren't wasting anytime) The bench mark rate currently 4.74% will apply to all insured mortgages, even if you have 20% down payment. This will take quite a few competitive mortgage lenders and products out of the market place. Effective Nov-30-2016 Bank regulators will start banning specific mortgage products from being insured. Meaning higher rates for consumers. Which will affect their purchasing power. In my opinion these are some majors changes. It would have been prudent for the government to at least consult the Real Estate and Mortgage industry before make such dramatic changes that will impact all markets in Canada. These policy will take at least 50% of first time home buyer out of the market place. Yes in the long run these policies may stabilize the housing markets in Toronto but at what cost? Taking non-bank mortgage lenders out of the market place will only mean less competition and choices for consumers. See more
