The number of new listing inventory between October 2019 & November 2019 totaled 1,044 units, a decrease of almost 36% from the previous month.... October Market Trends In October, there was reported 968 residential sales in the Durham Region, representing a nominal 1% increase from the 956 reported in September, but a whopping 21% from the 798 sales reported in October 2018. The amount of new listing inventory between September 2019 and October 2019 was 1625 units, which is a decrease of 13% from the previous month. But only 19 units lower than the 1,644 of October 2018.... The average selling price in Durham Region for the month of October has also increased to $613,606. This marks the eighth consecutive month that the average price in the Durham Region exceeded the $600,000 mark for 2019! The average days on the market for October 2019 dropped to 22 days. Year-to-date, the days on market average is 22. The current Month of Inventory factor sits at a very healthy 1.9. The Sales to New Listing Ratio indicates a balanced market for sellers as we head into the winter months:59.6%. Typically, ratios between 40% and 60% reflect market balance.
