I don’t know how many fee appraisals I’ve done over my 45 year career. I do know my busiest year it was over 700 so I believe I would be safe to say over 5,000 ...would be a conservative estimate I remember many years ago Basil Barkhouse called me to appraise the fish plant in Marie Joseph. It was a big job which included a lot of refrigeration equipment. I appraised Curly Portables when it was rebuilt after being destroyed by fire. Appraising is entirely different than listing and selling real estate as is mortgage brokering. All are separate licenses with different training and qualifications. I enjoy being able to offer my clients advice from such a broad spectrum. I’m always careful to avoid any conflicts of interest. Most lenders have approved appraiser’s lists. In my long career I have been subjected to a lot of discrimination especially with commercial lenders . I was the first labourer on the job along with Dale Verge when they built Mic MAC Mall we both went on to join the labour and carpenters unions and become carpenters and construction foremen and had our own construction company doing a lot of work for the city of Halifax. Dale went on to be a superintendent for Ellis Don and I don’t hesitate to call Dale for advice today. So I’m a boots on the ground common sense appraiser I don’t always mesh to well with Some of the MBA bankers but I’m too old to change and I’ve seen a lot come and go. I care about the people and always do the best I can too make things work but I won’t sacrifice my integrity to make it work. The appraiser is crucial to the flow of money in any community too conservative and money dries up and the local economy suffers. Too liberal and the risk increases for lenders leading to losses and longer term problems. Appraisals need to be accurate for all concerned.
