Real estate is still an essential service even in lockdown. What does this mean? Basically, be responsible. Wear masks at all times. Stay distant. If you're going to see a home you have to set up an appointment and perhaps even just have one person at a time go through the home. Don't touch anything. Everything your mom would tell you to do.
Why is it important to take the pulse of the nation? It gives sellers and buyers and idea of why trends continue to happen in the real estate market. If Canadians are confident in the housing market, prices should continue to rise. If you're looking to sell, you should be able to sell for the price you want (within reason of course). Buyers looking for bargain deals will have to search harder and maintain patience. That being said, good deals in the GTA are very hard to find.

The gist of the article - if you're a first time homebuyer looking to buy a condo in downtown Toronto - you're in luck. Anywhere else - maybe not so much. Prices outside of Toronto continue to climb, as do semi and detached homes within the city. Condos downtown have seen a drop, so if you're looking to just get into the market this might be the right time to do so.... Stay safe and enjoy the last day of 2020!!!
From today's Globe and Mail (I have a subscription) - A professor at Queen's University, John Andrews, feels that people will still want to work from home in 2021 and beyond. How does this affect real estate? The condo market in Toronto might not bounce back anytime soon (although there are new rules about short term rentals and I'm going to talk about that tomorrow), and prices on larger homes and and around the GTA should continue to rise.... These are quick thoughts on a big picture, so if you want to discuss these further, please drop me a line!

Ontario’s best performing real estate market is now the Kawartha Lakes. The price of a typical home in the region has jumped over 28% in the past year. To contrast, Toronto has seen prices increase just over 10% over the same period. In fact, Toronto is now the worst performing market as people ditch the c...ity as work from home becomes more accepted." A closer look at the numbers - Toronto homes are going for 10 percent more - and with the average home going for just under $919K, that's an increase of almost $92K. In Kawartha Lakes, homes sell on average at $559K, which means they have shot up a whopping $150K (give or take) but as you can see, it's still a lot cheaper than buying a home in Toronto. I'll be interested to see what the market does in a year's time. I don't think the outer GTA sales will keep up the pace, but if you're looking to get out of the city I would say get your ducks in a row now versus later. Your Toronto home should still sell at a reasonable price, and you can even have some money left over if you go shopping elsewhere.

From today's Globe and Mail (paraphrased by yours truly) - Luxury home sales jumped in the year 2020 in the GTA. They jumped 30% year over year, with 652 transactions taking place. The sales of luxury homes had slowed down in 2018/19 due to the foreign buyer's real estate tax. Since the pandemic has slowed immigration to Canada, the feeling is the majority of these sales are from domestic buyers.
