#FridayFeeling Confusion is the number one feeling these days. I have clients that ask me what’s market value of that property ... and right now? ... the answer is who knows. Within the last week and a half I’ve seen offers on a property number in the over 40 range ... properties sell $200k over list FIRM ($125k over the nearest comp) ... buyers feeling defeated ... and logic seems to have disappeared. When there is NO supporting evidence for someone to pay that much ..... boy I feel for appraisers ... the pressure to deliver an appraisal that supports the purchase price .... with information that doesn’t even come close to making sense. I’m not sure buyers (and even some agents) don’t get the potential repercussions. It’s not a scenario that many understand nor anticipate ... but appraisal value that the lender recognizes is a very important component to any purchase (and successful close). . Ever wonder what happens when the appraisal comes in far lower? . #ThoughtfulThursday Yesterday our neighbours to the south inaugurated a new President and Vice President. Although I’m not American, don’t live in the States, couldn’t vote ... I felt an amazing sense of .... relief. An odd lightening ... shedding of a burden. It was a little weird, but I feel a little less worried about the recklessness, fear mongering and overall divisive rhetoric of the previous administration. It was like it was all washed away in just a few short wo...rds of the ceremony. . The world, in my opinion, breathed a sigh of relief too I feel. . #TipTuesday Consistent and persistent. I feel like a broken record as I look in the mirror every morning getting ready to start the day. It’s a boring little mantra I’ll admit, but it really is the recipe to success in just about anything in life. Whether it’s sport, school, or business ... you’ve got to get up and show up every day ... even when you just don’t want to. I have noticed that as this lockdown drags on, motivation to do just about anything can be at a premium... for many people. For me? I’ve found myself back to the 5 second rule. It sound hokey, but it does work. I’ve been re reading (or re listening) to Mel Robbins’ book and I do admit it’s forcing me to show up and do what needs to get done both personally and professionally. Because success in anything comes a little bit at a time. It’s not the big things that lead to success, it’s the steady consistency that wins ... and being consistently persistent is gold. Now I’m not talking about monetary success - I’m talking about the feeling of well being, of accomplishing something every day, of the satisfaction you get from feeling like a productive member of society. That’s the jam that creates real success in my opinion. . And as this COVID stuff just continues, it’s harder to muster that jump out of bed as take on the world feeling is harder to muster ... so I find I’m 5-4-3-2-1 GO ing a million times a day! . #MusicMonday Today in 2006 The house where Johnny Cash lived for 35 years was bought by Bee Gees singer Barry Gibb. The rustic house near Nashville, Tennessee went on the market in June 2005 with an asking price of $2.9m (1.7m). Gibb said he planned to preserve the house to honour the Cash memory. Unfortunately Gibb's ownership of the house was short-lived. In April 2007, the house burned to the ground.
