Vancouver: 2020 Market Rental Report - CMHC Vacancy rate: increased to 2.6% Average rent: $1,508 up by 2.0%... Highlights: Purpose-built rental apartment vacancy rate increased from 1.1% in 2019 to 2.6% in 2020 due to higher supply and lower demand. Newer structures in central areas drove the increase in the vacancy rate, while vacancy rates decreased in suburban markets. Average apartment rent increase slowed to 2.0%; however, prospective tenants face higher rents than longer-term tenants. The average asking rent for vacant units is 21.4% higher than the average rent paid for occupied units. Overall rental market loosened somewhat in 2020. New rental affordability data show that significant imbalances remain, posing challenges for lower income renter households. Number of condominium apartments in long-term rental increased by 10.2% (7,137 units). Colleen Hardwick has expressed her doubts in previous council meetings about the need to go forward with upgrades to the bridge, noting the city has already spent about $25 million on seismic upgrades and safety measures. The so-called Granville Connector is literally on top quite literally of the upgrades that have already been undertaken, Hardwick told Glacier Media in an email Friday. So, why are we pushing this capital project through when the citys financ...es are in jeopardy? I surmise that this has more to do with the future development of the north side of the Granville Bridge and proposed developer contributions than anything else. "The mayor hasnt always succeeded in getting his way. In May, NPA councillor Colleen Hardwick managed to win the votes of every member of council except Stewart and OneCitys Christine Boyle for a motion seeking to reexamine how many housing units needed to be built in Vancouver postCOVID-19. The Housing Vancouver targets set by the previous Vision Vancouvercontrolled council called for 72,000 new homes between 2018 and 2027. Hardwicks motion directed staff to determine... whether that figure referred to net housing completions or gross housing completions. The NPA councillor stated in her motion that the target of 72,000 new homes would translate into a population increase of 158,400more than twice the historical rate. She based this conclusion on an assumption that each home will have 2.2 residents, which was the density rate in the 2016 census. Whether that materializes in the future, however, is anyones guess."
