More effects of urban renewal in Saint John. You can see how the car has dominated planning over the past 60 years, but things are starting to change. More and more, planners are urging cities to make neighbourhoods more walkable and bikeable. The City of Saint John has been preparing a neighbourhood plan for the Central Peninsula. Mispec River creates the border between the City of Saint John and the LSD of Simonds. Simonds LSD is the largest LSD by population with 3,549 people. However, this section of Simonds LSD is cut off from the rest. The only way to access it is by travelling Red Head Rd through the city. Evenutally, you will hit a dead end at Cape Spencer, but the LSD continues on the other side of forest to the communities of Baxters Corner, Willow Grove, Rowley, Garnett Settlement, Gardner Cr...eek and Black River. In the old days, you could access these communities from Red Head and Mispec by traveling along Black River Road or West Beach Road. Today, those roads turn to dirt and would only be doable in an off road vehicle. Highlighted on this map is Mispec Beach. It is owned and operated as a park by the City of Saint John, despite it being located in the neighbouring LSD. The park also receives financial support from Canaport LNG. See more

This is the county line between Charlotte County (west) and Saint John County (east). In fact, the road indicated by the red arrow is named County Line Road. Homes on either side from each other would belong to a different county, LSD and Regional Service Commission. Musquash LSD is indicated by the green layer, located in the Fundy Regional Service Commission. Lepreau LSD is west and part of the Southwest New Brunswick Service Commission. Point Lepreau Generating Station is ...found at the southern edge of this border. It generates 660MW of power for the Atlantic Region and significant property tax revenue for the province. Their property is assessed at over $273 million. That is more than the entire taxbase of the Kingston Peninsula and Welsford, combined! The high assessment of this one property is why Musquash LSD has one of the lowest property tax rates in New Brunswick. See more

These invisible lines are the result of surveying completed over a century ago combined with decades of development, annexation and amalgamation. Where your property falls within these borders, or even part of it, determines what local government services you can expect and the property tax rate you will pay for it.
