It was a Saturday night and I was on MLS and spotted my new home. I called the listing agent. It was on lockbox and vacant. I grabbed my mom and we walked through the house. ... January 2021 Market update Wowwe have had an intense January for Buyers and Sellers. We’re still experiencing an extreme low inventory levels witch, combined with low interest rates is driving prices up! We saw the biggest jump in the Detached market. ... Port Moody’s Benchmark price is $1,602,300 up $202,500 14.5 % From last year. ( December 2020 was $1,569,300) We saw increase of 2.05 % just from December to January! Coquitlam’s Benchmark price is $1,321,100 up $150,900 12.9% from last year. ( December 2020 was $1,291,800 ) We saw increase of 2.26% From December to January Port Coquitlam’s Benchmark price is $1,094,800 up $145,900 15.4% from last year ( December 2020 was $ 1,055,000 ) We saw an increase of 3.77 % from December to January Townhouses Port Moody, Coquitlam & Port Coquitlam we saw a decrease in sales activity compared to December 2020. Pricing compared to last month either went up or down by half a percent depending on the area. Port Moody the Benchmark price went 3.9 % $651,900 compared to last year. Coquitlam the Benchmark price went 6.9% $711,000 compared to last year. Port Coquitlam the Benchmark price went 6.4% $660,900 compared to last year. Condos Port Moody, Coquitlam & Port Coquitlam increased between 2-4 % in Benchmark price compared to last year. WE NEED ALL HANDS ON DECK SEARCHING HERITAGE MOUNTAIN TODAY. Trina stayed on the main roads, or the very common trails. She did not have her cell phone or keys with her. Trina is 5 feet four inches tall and 120 pounds. She was last believed to be wearing purple/magenta Cloudflyer brand shoes and a North Face brand black, puffy down jacket, with a green/turquoise collar. She was known to walk the neighborhood and to the complex in Westwood with IGA/Starbucks. We need to search all areas between there and Rocky Point. Please get out and search today. Show her picture to anyone you see. Look for security and door cameras, let the police know if you think they could be of help. We will be putting flyers up. Stay in pairs. Market Forecast 2021 I sat in an economic update with Brendon Ogmundson put on by the Vancouver real estate board. It was very positive. ... I learnt a ton! It’s not expected that interest rates will increase in 2021. That is great news for buyers! It doesn’t look like negative interest rates will be seen for us. This would not benefit our economy. BC has an unprecedented amount of household savings right now. With no where to go, we’re saving all of our money! They’re forecasting an increase of 6% In spending for 2021. 69% surveyed said they will travel once this is over. I’m out of here for sure Immigration is normalizing to higher targets. For B.C it’s looking like 40,000-50,000 per year. They’re expecting an increase in benchmark price of 8% in 2021 and another increase of 4% in 2022. It also looks like the city that is going to see the most growth will be Surrey and Langley is coming in 2nd Want to know more? Call me 604.319.3609

We’ve been here before and we’re ready The COVID numbers are getting higher. More restrictions have been put in place. This can be scary and overwhelming. ... Selling or Buying real estate in normal times is one of the biggest stressors you can have in your life. I want you to know. We CAN do this Within the real estate industry we have implemented systems and protocols to keep you safe. Everyone MUST apply hand sanitizer before entering our listings. We ask buyers to touch as little as possible ( We also have Lysol wipes to wipe everything down ) Everyone MUST wear a mask. We limit the buyers allowed in the home to one group at a time. We also give time in between showings to air out the home. We also keep a record of anyone attending the showings. We confirm with the buyers that they’re not showing any symptoms of COVID. Open houses are no longer permitted. However, we can still show our properties to serious and qualified buyers. This sounds funny but on those miserable cold rainy or snowy days. I didn’t mind do open house or showings. You know why? Only the serious buyers are viewing homes. This is like that. The market is busy, the low interest rates are extremely attractive to buyers. Market update November 2020 90 % increase in sales activity compared to 2019 for Port Moody Detached! In the Tri Cities we saw a reduced amount of listings. With Covid numbers going up. Sellers are less inclined to put their home on the market. We’re still seeing multiple offersespecially with Detached homes that have suites.... Prices are up in 2020 Compared to November 2019. Detached in all three Tri-Cities is up 10%- 11% for the average benchmark price. Townhomes in Port Moody & Port Coquitlam are showing an increase of 5.2%-5.8% Coquitlam increased 9% Condo’s are showing an increase for Port Moody & Port Coquitlam of 4.2% and Coquitlam went up 2.5% Detached Prices have gone up in November 2020 compared to October 2020 for Detached. Port Moody had the highest increase in Benchmark price of 1.89% On a 1.5 Million dollar listing that’s an increase of $28,000 in just one month. Townhomes in Port Moody and Coquitlam pricing stayed the same from last month to his month Port Coquitlam pricing went down 1.28 % from October 2020 to November2020. Condo’s in Port Coquitlam stayed the same and Coquitlam’s average benchmark price went down a small percent 0.58 % Port Moody pricing went up 1.27% The market is moving. We’re seeing new buyers getting into the market and we’re seeing sellers upgrading and right sizing Everyone is taking advantage of the low interest rates. I wanted to touch on Multiple offers and how important it is to have a winning strategy when you’re competing. We’re seeing some sellers are opting to take subject free offers that aren’t always the highest price. That could be an ace in your pocket if you’re competing and at the top end of your price point. There is a risk with putting out the money for an inspection and also an appraisal without knowing if you will get the house. So it that has to be weighed out. But that is a strategy for you to think about. If you’re thinking about selling or buying in 2021. Please call me. I cannot say it enough. Preparation is key. It will put you in the drivers seat and it will be a smoother ride.

September was another strong month for real estate sales! We have low inventory and more sales activity in September 2020 compared to September 2019. Benchmark prices went up in price again from August 2020 to September 2020. ... Port Coquitlam Detached increased 2.45 % Townhouses increased 0.73 % Condo’s increased 1.58 % Coquitlam Detached increased 0.92 % Townhouses increased 1.07 % Condo’s increased 0.51 % Port Moody Detached increased 1.8 % Townhouses Decreased -0.41 % Condo’s increased 1.10 % Why am I telling you this? It’s important to get a feel for the market when you’re thinking about Selling or buying. If you’re thinking about selling a house in Port Coquitlam for $1,000,000 and the benchmark price went up almost 2.5 % that is going to significantly impact how and where you’re going to price your home. That’s a $25,000 dollar difference in just ONE month. If you’re thinking about buying a condo in Port Moody for $600,000 and you’re sitting on the fence.
