What a month January was as home sales continued to surge. January saw a total of 646 properties sold, which is 57.2% more than January 2020’s total of 411 and 2.4% more than December of last year. Strong consumer demand is fueling home sales, and with low inventory, it’s created major competition for properties across the region. To highlight just how tight inventory is, there were 1,321 total properties for sale at the end of January, which is 32.5% less when compared year ...over year to January 2020 but a slight increase (3.3%) from December of last year. The big eye-popper has been the luxury market; in January 2020, there were a total of 4 homes that sold over $2-million; last month, there were 25 sold, wow! In terms of home prices, the benchmark for single-family homes in January 2021 was $932,000 (8.3% increase year-over-year), condo prices decreased as in January 2021, the benchmark was $518,800, a 0.9 decrease from January 2020. The Victoria real estate market continues to surge as we saw home sales hit 795 total, which was the closest to the November sales record of 892 that was set ! An 37.8% increase compared to November 2019, and a 19.7% decrease from October of this year; this goes to show that there’s a lot of confidence on the island right now. Single-family home sales increased by 21.8% from November of last year, and a total of 375 homes sold.... There was a total of 262 condo units sold, which represents an .% when compared to November 2019. By the end of last month, the market saw a total of 1,813 active listings; a .% from November of last year, and .% October 2020. The market has been in the midst of the pandemic as more people are putting their homes up for sale and capitalizing on a deal to finish off 2020. The current benchmark price for single-family homes is $903,100 representing a 5.3% increase from November 2019 and a 2.7% spike compared to October of this year. Condos benchmark is $516,600 and remains close to its price in November 2019 with only a 0.2% decrease. Market activity tends to slow down over the winter, but inventory has been consistently low, which has created more demand in the market with many deals resulting in multiple offer situations. Home sales in Victoria continue to expectations! October was another , which saw record-breaking sales. Properties like condos and single-family homes have remained in high demand and resulted in many multiple offer situations. ’ .... A total of 990 properties were sold in October, which was an 59.9% increase compared to the 619 properties sold in October 2019. Single-family home sales have increased by 53.1% compared to October of last year. Condo sales were up by a 70.8% when compared to October 2019. There were a total of 2,122 active listings in October of this year, which is 19.7% less than October 2019, and an 11.2% decrease from September 2020. The pandemic may have stalled the market causing people to think twice about listing their homes, but with activity ramping up, people are now more confident to get a deal done. The benchmark price for single-family homes is currently $879,600. There was very little movement on the price compared to last month in September 2020, and a 2.3% increase when compared to October of last year. Condos benchmark is currently $512,300, which has remained close to its price in October 2019 and is a 0.3% increase from September 2020. Even with winter around the corner, the market doesn’t seem to be cooling down as history has shown us before, which means buyers and sellers could be in for a very busy end to 2020.
