The weighted CMHC assistance on new builds was a smart play to instigate new construction, but I'm not sure how anyone will feel about a 5-10% government stake in their property... If it helps first time home buyers into a home, however, maybe buyers will be able to look past this...... There are other options to consider when deciding if you can afford a home. Have a conversation with Mom and Dad about co-signing a mortgage to boost qualification - sometimes getting into a home with income from a suite can be more affordable on the monthly than a townhouse or condo. Or, find a good, trusty worthy friend who is also considering buying. See if two halves can make a whole and get into the real estate market sooner than you originally thought. I also often find people are also unaware that they only need a 5% down payment to get into a home (depending on the purchase price). On top of this, first time buyers may also be eligible for a Property Transfer Tax exemption if the property purchase price is under $500,000. This can end up being thousands of dollars of savings. Another option to break into the market could be getting a property as an investment. There are a number of smaller condos, or cheaper houses outside of town, that may not suit your lifestyle, but are affordable enough to allow you to get your foot into the real estate market now, rent out, and build equity for you to use on your dream home in the future.
