Calgary real estate is likely to continue as a balanced market in 2021, with ongoing economic factors related to the oil and gas sectors, as well as COVID-19, expected to impact market activity. Further lockdowns due to COVID-19 will impact housing activity as open houses will likely stop. The average sales price in Calgary increased 0.03% to $458,742 in 2020 (Jan. 1 Oct. 31), compared to $458,600 in 2019 (Jan. 1 Dec. 31). The RE/MAX Outlook for Calgary real estate in 2021 is an increase of 3% in average price to approximately $472,504.26.

Thinking about selling? Here are four ways to increase the value of your home: 1) Curb Appeal: Freshen up the exterior paint job of the home. Get the front door, garage door, the trim, address numbers and even some of the accents like gutters, mailboxes and bird houses. Make those colors pop both in the photography and in person. If your home is susceptible to dirt, grime and mold, give it a good pressure washing. 2) Update Kitchen: It’s been said that kitchens sell houses.... It’s true. It’s the most common gathering place in the home. Make sure the appliances are relatively new and in working order. Clean them inside and out. Believe it or not, some buyers will actually open the appliances. Replace or update any countertops that need it. Consider painting the kitchen to give it that bright and airy look and feel. 3) Update Bathroom: Consider how the bathrooms present themselves to potential buyers. Are they nice and clean? Are the bathrooms dark and dingy looking or do they feel fresh and clean? Make sure to tackle that dirty grout. How do the countertops and cabinets look in the bathroom? Make sure all the hardware looks sleek and modern and don’t forget to complete the space with new or clean mirrors and towel racks, toothbrush holders and other complimentary accessories. 4) Update Backyard: Buyers love to visualize themselves in the backyard entertaining company. Check out the Calgary Real Estate Market Stats as of November 30, 2020. Contact me for a community report specific to your neighborhood! __________... For the sixth month in a row, sales in the Calgary market recorded a year-over-year gain. Sales growth over the past several months has been the strongest seen in the past five years, but the activity has not been strong enough to offset the pullbacks from the spring. Year-to-date sales remain over three per cent lower than last year's levels. New listings continue to slow, reducing inventory in the market. On a year-to-date basis, new listings have eased by nearly ten per cent and are at the lowest level recorded since 2001. This has reduced the oversupply that has been impacting the market for nearly five years. "The gains in sales in the latter part of this year have been a bit surprising considering the job losses and unemployment rate in our city," said CREB chief economist Ann-Marie Lurie. "However, it is important to note that the shift to more balanced conditions has been mostly driven by the reduction of supply." Tighter conditions in the housing market have contributed to some of the recent gains in benchmark prices. As of November, the benchmark price was $423,600. This is nearly two per cent higher than last year's levels. However, conditions vary depending on price range. There is not a lot of supply for affordable homes in each product type because of high demand. This is likely causing differing price trends in the lower end of the market versus the higher end.
