Genworth Canada has confirmed that they will NOT follow suite with CMHC in tightening mortgage insurance eligibility http://genworth.ca/en/index.aspx

Breaking News!!!! CMHC had some shocking news yesterday. They are changing lending rules as of July 1st, 2020. -Maximum gross debt service ratio reduced from 39% to 35%. This lowers buyers purchasing power by approximately 12.5%. For example a client who is currently pre-approved for a $400,000 purchase will only be able to buy a $350,000 after July 1st. ... -Maximum total debt service ratio reduced to 42% from 44%. Not as significant as the GDS change, but still reduces overall borrowing. Could lower purchasing power by approximately 8.5% (depending on a client's overall debt load) -no borrowed down payment. Still allowing gifted funds from a family member, but cannot use a line of credit or loan for down payment -at least one borrower has to have a credit score of 680+. The one sliver of good news is that there are rumours that Genworth and Canada Guarantee (the other 2 mortgage insurers) are not going to follow suit. If that is the case this will have minimal impact on lending as lenders will use these two insurers in cases where CMHC will not insure. We are still waiting for a formal announcement from both GE and CG to confirm this. Please contact me directly if you have any questions.
