Market Summary: Greater Toronto Area: 2019 October vs 2020 October = 25.1% Increase in Sales (8,445 vs 10,563) 2019 October vs 2020 October = 12.6% Increase in Active Listings (15,375 vs 17,313) 2019 October vs 2020 Octobers =13.7% Increase in Avg. Price ($851,577 vs $968,318)... The real estate market gains seem to be non-stop thanks to historical low mortgage interest rates and announcement by the Government of Canada to accept more than 1.2 million immigrants over the next 3 years which is accepting more than 400,000 immigrants every year. According to Statistics Canada, Canada admitted 313,580 immigrants and 171,536 non-permanent residents from July 1st, 2018 to July 1st, 2019. This is a lot of people coming into Canada and Canadian government is planning to admit 27.5%+ (313,580 vs 400,000+) more immigrants starting 2021. This is fantastic news to Canadian real estate, especially Toronto real estate as majority of them choose to immigrate and settle within GTA. On other note, Bank of Canada maintained its overnight lending rate at 0.25% for the 4thtime on October 28th meaning the mortgage interest rates will remain extremely low. Employment numbers increased in October by 83,600 and average monthly gains of 395,000 over the past six months. Most of the job gains were in full-time work. Recent spike in COVID-19 cases are making the provinces tighten rules which may negatively impact the economy overall. All in all, I believe it is a great time to purchase a principal residence / investment property in Toronto as there are hopes of vaccines being mass produced in 2021, more immigrants will be admitted to Canada and slacking economy will make Bank of Canada maintain its uber low overnight lending rate.. Market Summary: Greater Toronto Area: 2019 September vs 2020 September = 42.3% Increase in Sales (7,791 vs 11,083) 2019 September vs 2020 September = 5.0% Increase in Active Listings (17,254 vs 18,167) 2019 September vs 2020 September =14.0% Increase in Avg. Price ($842,421 vs $960,772)... The real estate market is in constant gains since May 2020. Employment numbers unexpectedly increased in September by 378,200 which was much higher than most economists had expected. Unemployment rate has gone down from 10.2% in August to 9.0% in September. Most of the net new jobs were full-time employment. Most negatively impacted industry was accommodation and food services and is likely to continually face many challenges over the coming months. Employment has retraced 75% of the 3 million jobs lost during March and April. This significant increase in employment and historical low mortgage interest rate are biggest factors contributing to huge increase in sales, active listings and avg. price of the GTA real estate market. All in all, this trend of GTA real estate market being on fire may continue on and on, it may be never too late to buy a first home / investment property in Toronto before it goes up even more.
