June’s numbers are in. The market has officially recovered all of the price declines due to the impact of pandemicand then some. Looking at it month over month (May - June), you can see the recovery steaming upwards (GTA and Toronto): Overall Average Price: +7.8% (Toronto +7%) Detached Homes Avg Price: +9.1% (Toronto +7.1%) Semi-Detached Avg Price: +7.1% (Toronto +12.6%)... Townhouses Avg Price: +5.8% (Toronto +7.6%) Condos Avg Price: +1% (Toronto -0.23%) Buyers are flooding back into the market. The number of sales in June almost matched the number of sales in June 2019. However, listing activity remains suppressed months of inventory has dropped significantly these last few months (Apr 3.55, May 2.49, June 1.88). This has driven prices upwards. If buyers continue to come back into the market with sellers still relatively hesitant to do so, there will be continued upward pressure on prices as buyers bid on a reduced inventory. Condos are showing some price flattening as more units are being listed relative to other housing types and taking longer to sell.
