What can I share that you don’t already know about me... let’s share some things about me: . I have super ticklish feet... yes I giggle during pedicures! . I would do almost anything over cleaning... except for washing dishes, I washing dishes by hand (it’s so rewarding)... . I am married to the most amazing man that I have been with for almost 19 years... and I still don’t really understand his job . I love being outside, especially near water. I grew up on Lake Huron and Gabe calls me a lake snob but I can’t help that I was spoiled by the sunsets, clear water and sandy beach. . It will be a rare occasion to see me with my finger nails painted (health care hands for life over here) . I love to laugh and just be silly... one of the best things that has come out of covid is all of the quality time, laughs and joy I have shared with my 3 daughters. I can’t wait to have more times like this with friends when this is all over. . I started to learn Jiu jitsu in 2020... I have now done more online classes than in person... looking forward to getting back to that when it’s safe to do so. . I suck at wearing heels and it’s not just because I haven’t worn them in a full year... I have always felt like a clumsy giraffe in them. . I like to do projects. We have don’t so many home reno projects or refinished furniture pieces, I love transforming something old into something with new life. . My favourite part of my job is helping people build wealth through strategic decisions in real estate. . I would love to hear about you too... #share See more

What is good credit for a mortgage? . Well did you know the score is just a tiny bit of the full credit picture? Here are all the other items that matter... . On the bureau a lender is looking for:... 2 open active items 2 years + history less than 30% of balance owing min $3500 available credit . Ok what will make you less desirable to a lender on your bureau: collections missed payments consumer proposals or bankruptcy high balances owing inquiries from establishments like cash money or easy financial items closed by garuntor . By the end of September 16% of Canadian mortgages were deferred. . There were 498 000 mortgages returned to regular payments in September. . There are still about 297 000 Canadian mortgages still in deferral.... . Everyone was told that their deferral will not be held against them when they initiated that. And it is true. If you make no changes. . But.... . If you want to renegotiate to get a better rate or more money, or want to port your mortgage to a new house, or buy another property.... well, these will all be treated on a case-by-case basis. . Please know we have access to a lot of lenders. If your lender has an issue with your deferral we can look at other options. . Today’s public service announcement is about reasonable timelines for closing during a pandemic... . Can we close something in 2 weeks? Well, I would love to say yes and the truth is it depends... for a file with documents all up front not requiring an appraisal with a great current lender who will issue a payout fast... sure. For the right file in the perfect conditions we can definitely do this. . But realistically, 4 weeks should be a minimum turnaround time for most file...s in this environment. . Many lenders are busy and taking longer than normal to underwrite files... remember that many of their employees are still working from home in less than ideal conditions. . Don’t get me wrong, I have lenders that are still amazingly fast... truly I got a commitment in 2 hours on Thursday from one (yup, amazing!) however, not all clients qualify with my lenders who are fast... we need the right client and to be organized ahead to make this happen. . Then we have appraisers busy dues to this crazy market and taking longer to get reports out. . And lawyers very busy and needing a bit more time . And the current lender taking longer to issue payout notices . And then we are also assuming the client has all their documents ready and doesn’t need to go search for anything... which isn’t typically realistic so that will take some time too. . And lastly, a friendly reminder that we are edging closer to that holiday break where many lenders and lawyers and appraisers will take some much needed days off... so be mindful of that too. . Again, can we make magic happen when we have to? Sure. But it is ideal if we set reasonable timelines so we don’t need to! . So if you are planning to put an offer on something part of our pre-approval discussion will be what a reasonable closing timeline is for your situation . Yup, that’s the average.... only 5% of pre-approvals actually find... so what does this mean? . Well, if you owned a business and 5% of consultations actually became a purchase that makes you money... how much effort would you put into them? That’s what banks think too! . This is why at the preapproval stage often clients documents are not reviewed and underwritten and their credit is not checked.... . And this is why we see people feel like they are treading water with no direction.... you would think what can you buy? Is a simple question to answer but it isn’t. . What you qualify for is determined by: Your income... not what you say you make... the to the penny income from your documents that can be used according to the lender policies and government stress test your credit. Not the free score you get off the internet... your actual FICO (formerly beacon) score PLUS your full credit profile and what it says about you down payment- how much money you have to put towards the property. Remember you also need to have enough money aside for closing costs too! lastly... the details of the property you place an offer on - property taxes, square footage (heating costs), condo fees & location . So this is why what can I buy isn’t something you can answer in 5 minutes... and if it is that quick you might want a second option.... truly my app can give you an answer in about 30 seconds but it is only as accurate as the information you put in there. So if you put that you make $80k/year and you don’t... well you can go buy a hone in that range but that doesn’t mean someone is going to give you the money to be able to close. . so that was a long post.... sorry. Plus people do eventually want to go downtown again, events and sports and concerts will come back.
