We have changed our pricing model to allow for a unified purchase price of the Life Lease and changed the monthly fees to coordinate with the room sizes. This will still let us assist all residents until they enter the next stage in their life plan. Dividends are still being offered to all residents with a dividend premium to the 550 sq ft rooms. Residents will benefit from the interest on the on the downpayment and will increase their dividend based on the increased revenues of the housing complex. What about COVID? As we progress, there are concerns about living in a Community Complex with the possibility of contracting COVID. These concerns have been addressed to ensure that health and safety are ensured for COVID or other ailments that might arise. Utilizing cleaning technologies as well as monitoring techniques will make sure cleanliness and health are maintained. Every day the rooms will be cleaned by cleaning staff as well as continuous cleaning and monitoring of ...the public and group areas. Once we have confirmed the company we will be using, we will update you all on their procedures and protocols to assure your health and well being is being looked after for this matter. Will these monitoring systems and extra cleanings add to the monthly fees? The monthly fees include all cleaning and monitoring costs to ensure that you are well looked after. We have included extra parameters as well as being cost effective to cover off added features that may be required by Provincial Legislation. We will be transparent in our spending on these matters at year end as it is crucial to understand how your dividend is derived.

More questions being asked! When do we need to pay for the room? Payment is not required until the official form is signed. Currently we are taking registrations where we put your name on a list. Once the Township officially approves the build, we then will have the documents signed. Once the Township approves, there will be an official site plan and building layout.... First deposit of $125,000 will be required 1 month post signing, $3,500 will be required upon signing. Second instalment of 125,000 will be within the following year (mid build) with 2 months notice of payment being required. Final instalment will be required 2 months post completion of build. IF there is a requirement to delay this option, we are amendable. Every situation is different, and with COVID we understand that there will be extra stresses put upon people. I want to move into a double room with a friend, is this possible? Yes! 2 rooms are possible in our 550 sq ft spaces where you can move in with a friend and have two rooms and two bathrooms. Payments for the 2 occupants will be the same as double occupancy but we are able to split the price in half to ensure equal payments. Both residents will receive the same experience and the same health benefits. How long is the build? Will I receive dividends on the down payments? This is a fantastic question! The build will be around 2 to 2.5 years with the intended start date in the Spring of 2021. As for dividends on you pre-payment, absolutely! Based on market price, we will be paying you for the deposit to ensure that your investment does not go unnoticed! Once you do this, you can talk to your accountant to discuss whether the down payment can be used against your taxes. Good morning! As we filter through the requests, we are finding that there are questions being asked that need to be answered. How far is it to local amenities, such as shopping centres? Alma is in a perfect place to allow for movement to various parts of Wellington County, St Jacob's, and Kitchener Waterloo. With Fergus an Arthur only 12 minutes away, St Jacobs 18 minutes away and Guelph/Waterloo being 25 minutes away, all amenities are very close. Regular trips will be sche...duled. How close are hospitals and treatment areas? We hold healthcare very high in our efforts. If there is ever a need for a hospital, there are three hospitals very close-by: Fergus (12 minutes), Guelph and Grand River (25 minutes). If an appointment needs to be had that is required outside of our services, we will be able to get you there through a car service. Are the facilities able to handle family gatherings? ABSOLUTELY! It is imperative for the well-being of everyone to be surrounded by their family and friends. We will have family rooms and will be able to accommodate larger get-togethers throughout. If you are requesting that a meal is provided, we ask that there is sufficient time for the kitchen to prepare and an additional fee will be made to cover the costs, such as the additional food. Most costs are included in the monthly fees, however, extra costs, such as a liquor and extra food for non-residents, will require an extra charge.
