Our February stats are in, showing that sales of single-family homes board wide dipped by 28 per cent from one year ago but rose by 10 per cent from January. Ho...wever, declining demand has not reduced house prices in the VIREB area, although there are indications that prices may be softening. The benchmark price of a single-family home board-wide was $507,800 in February, a six per cent increase from one year ago and up slightly from January. Trend-wise, despite rising prices, VIREB’s housing market has transitioned from one favouring sellers to one that is balanced or near balanced. Balanced markets offer buyers more choice and more room to negotiate, while sellers may need to curb their expectations. Of the 838 dwellings currently under construction in N...anaimo, 440 are intended for the rental market. Last month's #statistics are in, so what do they say about our July housing market? Well, prices of single-family homes, apartments, and townhouses continue to ...rise in the VIREB area despite cooling sales. Even with weaker demand, lack of inventory continues to push house prices upwards and maintain our long-running sellers' market. However, the British Columbia Real Estate Association predicts that over the next several months, our sellers’ market will begin shifting towards a more balanced one. In fact, an interesting new development is that the market seems to be splitting into two in some communities: one that favours sellers for homes $600,000 and under, and a buyers’ market for more expensive properties.
