The City of Greater Sudbury Residential real estate market was on fire in 2020. When I look at the residential sales this year compared to last year (taken from the Sudbury Real Estate MLS) sales were up 5.49%. Average sale price was up 12.89%!!!! Average days on the market 34 days but if you were in the market you know that it was probably more like l0 days. It was a difficult market for buyers for sure. Taking an average over the last six months we see that each month about 48% of all sales were AT or ABOVE list price. Driving the Sudbury market was low inventory and high demand. 2021, I believe, will see the same.
Yes, you can make a move before Christmas. It won’t be easy but it can be done.

So far this December residential sales in the City are up 24%!!!
I do love Stats....I think it's important to see what has happened...what are the trends? So far this December the number of sales is down from November's first 12 days BUT up from that December. So far this month 43% of all the residential sales in the City of Greater Sudbury were AT or ABOVE list. Gone are the $5000 over list...we are seeing $10,000 to $60,000!!!! It's a little bit of crazy right now. Great time to sell.
No question, December is a slower time for buying and selling real estate but I think for Sudbury, it will still be a pretty good month. Lots of buyers out there. Now is the time for the company transfers in and out of the area happen. Still a seller market. Yes, we list and sell in the winter.

Another crazy week in Real Estate. Remember when you were looking at houses to buy and you looked at maybe 4 or 5 each time you went out????? Now you see one as it comes up on your automatic feed because the market is so fast. Times have changed. So far , in October, residential sales in the city are up 11% from last month with 51% selling AT or ABOVE list price. This is 23% from October of 2019. Nice to see the over $600,000 moving well this month. If you, or anyone you know, needs to talk about the market just let me know. Interesting fact about Sudbury Real Estate. If you take the residential sales from January 2020 to today in the City of Greater Sudbury. Average sale price $329,571. No wonder we have people coming to Sudbury to buy and live. Average days on the market from List to Firm deal, 33 days. Sale price to list price ratio is 99.7% (normally 97%).
Correction on my comment on plans for multiple family ...if you have the capacity for OVER l0 people you need this fire escape plan. Not l0....over l0. Every bedroom is assumed to have 2 people sleeping in each bedroom.
First l0 days of October have been busy!! There were 68 residential sales in the City of Greater Sudbury and of those 57% were AT or ABOVE list price. Unbelievable! The over $600,000 market did well. Low inventory and low interest rates are driving this market. I'm seeing sale prices $30,000 to $147,000 over list. It's not like Toronto but it's starting to feel that way. We are seeing people from down south moving north because they are working from home and can live anywhere. Why not move north where the prices are more reasonable. These are interesting times.

There is always something happening in the market. As if this market isn't challenging enough we now have a problem getting appraisals. I've noticed in the last month that appraisals are taking a long time. Since banks for asking for appraisals on most deals the appraisers are very VERY busy and we just can't get them done on time to our financing condition done. It's been very frustrating and we've had to give extensions on deals. One of the bankers suggested that we may need l5 days to get conditions done. That seems crazy. Is anyone else experiencing this problem?

Sales were up from last month. 54% of all those sales were AT or ABOVE list price and sometimes $30,000 to $70,000 over. Yes, it's still a seller's market. YEAR TO DATE...sales up 19% and average sale price is up 12.5% and sitting at $326,723. Average days on the market 35 days and the sale to list ratio is 99.5% (normally it's 97%). IT'S BUSY!!!
