The pandemic has stretched the usually busy spring real estate season right through the summer with GTA home prices hitting another record last month as the market saw a surge of condo listings, and buyers competing for detached and semi-detached houses. The average selling price of all home categories ground level housing and condos rose 20 per cent year over year in August to $951,404, up $7,738 from July’s average. Transactions also soared to a record 10,775 sales in A...ugust, a 40.3 per cent increase over August 2019, said the Toronto Regional Real Estate Board (TRREB) on Thursday. There were further signs that COVID-19 has people seeking space on the ground. Detached houses in the City of Toronto sold for about $1.5 million on average, a 21.4 per cent increase compared to last August. The 1,099 detached house transactions in Toronto represent a 63.5 per cent year-over-year increase. The 337 semi-detached home sales were 80 per cent above last August levels. The average selling price of a detached house in the 905 areas surrounding the city was about $1.1 million, 18.5 per cent higher than August 2019. In an overall tight market, a 68.5 per cent increase in the number of new apartment condo listings this year compared to last, resulted in a more moderate 9.5 per cent rise in the average condo sale price in the GTA: to $629,643. There were 5,999 new condo listings in the GTA last month. With growth in condominium apartment listings well outstripping condo sales growth, condo market conditions were comparatively more balanced, which was reflected in a slower pace of price growth in that segment, said the real estate board’s chief market analyst Jason Mercer. For a second month, TRREB president Lisa Patel attributed high levels of activity in the housing market to COVID-related travel restrictions. Low interest rates and improved economic conditions have also added to the demand for homes, she said.

Visitors with a job offer can now apply for a work permit and, upon approval, receive such permit without needing to leave the country, care of a temporary public policy change. Effective immediately, individuals who have a valid status as a visitor, who were in Canada on Aug. 24 and who stayed in the country since, who have a valid job offer, and who comply with all the other admissibility requirements can apply for an employer-specific work permit, according to a news release from Immigration, Refugees and Citizenship Canada.
