Despite the pandemic, residential home sales in the region were up 22.1% from 2019 and there was a 25.7% increase in the homes sold from 2019. This is a 4.6 percent increase compared to the 51,918 homes listed in 2019 and a 1.3 percent increase compared to the 53,614 homes listed in 2018. Last month’s sales were 57.7 percent above the 10-year December sales average and are the highest total for the month on record. Shifting housing needs and low-interest rates were key drivers of this activity in 2020. Looking ahead, the supply of homes for sale will be a critical factor in determining home price trends in 2021. The composite benchmark price for all residential properties in Metro Vancouver ends the year at $1,047,400, a 5.4 percent increase compared to December 2019, according to the report. The cost of an apartment increased 2.6 percent in the region last year, while townhomes increased 4.9 percent and detached homes increased 10.2 percent. For December, the report says there were 3,093 home sales, the highest total for the month on record. Last month’s sales represented a 53.4 percent increase from the 2,016 sales recorded in December 2019 and a 0.9 percent increase from the 3,064 homes sold in November 2020. Hablando de Bienes raíces... Análisis de las ventas de Metro Vancouver en el mes de Noviembre. ¡Fue un mes récord! ... La demanda de vivienda en el área metropolitana de Vancouver sigue superando los promedios históricos, superando los 3.000 por primera vez desde 2015. Las ventas del mes pasado estuvieron un 24,6% por encima del promedio de ventas de Noviembre de 10 años y fueron el segundo total más alto en este período de tiempo. Collette Gerber, presidente de REBGV, dijo que "la demanda de compradores de vivienda ha estado en niveles casi récord en nuestra región desde el verano.
