As we inch closer to the end of the year, here is your Ontario Market update. Oakville sees a slight decrease in detached homes and unchanged for semis, towns and condo apartments. All of the Year to Year prices remain strong and in the green compared to Oct 2019. Milton continues to have a hot month and it may not be apparent in this post but will be in my next. Milton reached a new all time high for detached and townhomes and unchanged for semis and condos. The Year to Year... remains very strong as compared to Oct 2019. Mississauga is more or less unchanged with slight decreased and increases compared to Sept 2020. Year to Year is still relatively strong and in the green compared to Oct 2019. Brampton is completely unchanged compared to Sept 2020 for all types of homes and remain strong and green compared Year to Year. Toronto West (Etobicoke) has seen slight decreases for all types of homes but remain green comparing Year to Year to Oct 2019. Toronto Central (downtown) sees a slightly bigger decrease for detached, towns and condos and relatively unchanged for semis. Year to Year is still in the green for detached, semis and towns. Condos are in the red comparing to Oct 2019. Toronto East (Scarborough) sees a bigger drop in townhomes and relatively unchanged for other types of homes. All types of homes remain green comparing Year to Year against Oct 2019. Markham sees slight increases in detached and condos but slight decreases in semi and townhomes. All types of homes are green comparing Year to Year to Oct 2019. Richmond Hill sees a slight increase for detached and slight decrease for semis. Townhomes and condos remain unchanged. All types of homes are strong in the green comparing Year to Year. Vaughan sees a significant increase in detached homes and a giant spike in semi detached homes. Townhomes and condos remain unchanged. Year to Year comparison is very strong. In the blink of an eye we are less than a week from Thanksgiving and 3 weeks away from Halloween. Welcome to your September market update. Oakville sees a spike increase for detached homes to an all time high, small decrease for semis and little change for townhomes and condos. Year to year prices are still all higher than 2019. Milton has had a very hot month. Reaching all time highs for detached, semis and townhomes this month. Year to year is very strong in this growing to...wn. Mississauga is relatively unchanged this month but overall very strong compared to 2019 numbers. Brampton is unchanged this month and is definitely facing some barriers for growth, Brampton remains the most cost efficient city to live in the GTA. Brampton has hit record highs for detached and semis. Year to year values are still strong in the green. Toronto West (Etobicoke) sees minor gains and dips this month. Overall performing very well year to year. Toronto Central (downtown) is seeing a small correction this month with decreases across detached, semis and towns. Year to year increases are still in the green. Toronto East (Scarborough) is relatively unchanged except the huge spike for townhomes and is a record high. Year to year value is very strong. Markham sees a dip in detached, small gain in townhomes and unchanged for semis and condos. Very interestingly, Markham condos are seeing a red in the year to year value but green for detached, semis and towns. Richmond Hill sees a dip for detached and condos, small increase in semis and unchanged for towns. Year to year is still performing in the green. Vaughan is relatively unchanged this month in all categories and retains a strong year to year performance. The end of summer is quickly approaching us and here is another market update from your friendly neighbourhood realtor . This month I am excited to launch my website www.soldbyduncan.com and hope you can find all your answers to any quick questions or to look up current listings and find out what properties sold for in your area. Oakville resulted in an entirely green month with very strong activity. Values are still way higher comparing year-to-year.... Milton saw little to no chance compared to last month and is modestly higher than last years value. Brampton is unchanged compared to last month and is modestly higher than last years value. Mississauga is seeing a strong all green month and have significant increases in detached value compared to last year and modest increases in semis, townhouses and condos. Toronto West has a red month as values decreased compared to last month but still very high comparing year to year. Toronto Central with a big spike in townhouse value and significant increases comparing year to year. The average condo sale is $740,567 (let that sink in). Toronto East is relatively unchanged compared to last month and are seeing significant increases comparing year to year. Markham sees a jump in price in detached and condos with modest increases comparing year to year. Richmond Hill is relatively unchanged compared to last month and is seeing modest increases comparing year to year. Vaughan is relatively unchanged compared to last month and is also seeing modest gains comparing year to year. The summary, even with 2020 being such a crazy year we have seen prices not drop, not stabilize but STILL RISE comparing to last year. Be wary of what you hear and trust the numbers.
