This young couple was such a delight to work with and I'm sooooo happy for them!! I feel extremely priviledged to be a part of a very important step in all my clients' lives, buying that new home! It can feel very overwhelming when it's your first time especially and even if it's your second or third. That's why I break it down into a step-by-step process and coach my clients all the way through. Enjoy your beautiful new home, Brandi and Damion!! I know you'll make many happy memories in it with your growing family!

A wave of spending in essential services deferred due to the COVID-19 pandemic may help drive the Canadian economy into a rubber band-type rebound later this year, CIBC Capital Markets Senior Economist Royce Mendes said. https://links.mail.mortgageproscan.ca//NGhjNVEzOWpNK0UwaH/

One of the 3 mortgage insurers, CMHC, is looking to change their name. A new name along the lines of Housing Canada will be the subject of consultations with the 2,000-strong workforce at the agency. He said the word mortgage in the current name conveys that CMHC is a financial institution, which is partly true. But it neglects its focus on helping people afford a place to live, whether that be through buying, renting or a social housing program. https://links.mail.mortgageproscan.ca/ctt

"Harder flooring, other than carpet, definitely sells better because of allergies, pets, and it overall looks a little cleaner and is easier to maintain." Air conditioning was associated with a faster sale in both the lower- and medium-priced condos. https://links.mail.mortgageproscan.ca/ctt

Missed the Bank of Canada announcement this morning? Here are a few top takeaways: The BoC maintains commitment to current level of policy rate, continues program of quantitative easing. Household spending rebounded sharply over the summer, with stronger-than-expected goods consumption and housing activity largely reflecting pent-up demand. While recent data during the reopening phase is encouraging, the Bank continues to expect the recuperation phase to be slow and choppy as the economy copes with ongoing uncertainty and structural challenges. As the economy moves from reopening to recuperation, it will continue to require extraordinary monetary policy support. You can check out the full release here: https://bit.ly/2F7g9T4

Dunning said that the stress test implicitly does not consider rising incomes. According to him, incomes have been increasing in Canada for decades. It is omitting one of the most important factors that will affect people’s ability to make their future payment, and so that’s a major flaw in the testing system that exists today, Dunning said. If you think interest rates might rise by two points over the next five years, and you also have an expectation that incomes will continue to rise the way they have in the past, then the way to simulate that combination is to say that the test should be the contracted interest rate plus three-quarters of a point. https://links.mail.mortgageproscan.ca/ctt
