Gifted Funds When the down payment is a gift from an immediate family member or relative (immediate family is defined as legal parent/child relationships, siblings and grandparents), here is what could be required: A gift letter must be obtained on file. A copy is available on Merlin. Gifted funds in borrowers possession: If the funds have already been gifted to the borrower, please obtain a copy of the borrowers bank statement confirming the deposit of gift. Gifted fu...nds still in donors possession: If the donor does not deposit funds directly to the borrowers bank account, there are two options to verify the donor has the funds: 1. The Signature of Representative, at the bottom of the gift letter, maybe signed and stamped by a representative at the financial institution, or 2. A financial or bank statement showing available funds, along with the gift letter Gifted funds in solicitor possession: If the gift has been provided directly to the solicitor, the solicitor is to provide: Statement of Adjustment or Trust Ledger Statement confirming the solicitor is in receipt of the funds, or A copy of the cheque or draft provided to the solicitor In all cases, the solicitor must confirm the name of the person providing the funds. Gifted down payments are not acceptable for borrowers that have previously declared bankruptcy. See more

Investments If the down payment is coming from investments such as RRSPs, stocks, bonds, mutual funds, etc., here is what could be required: A recent investment statements. The most recent investment statement cannot be more than 120 days old and must cover a minimum of a 90-day period If any portion of the investment is locked-in or non-redeemable, confirmation that the borrower is permitted to access these funds without penalty is required. Note: If you are sending in a document that reads page 1 of 9, to make this a complete document, all 9 pages are required, regardless if the majority of the pages has no relevance to the balance, deposits or withdrawals in this account; all pages of the document are required.

LENDING UPDATE The COVID-19 pandemic is affecting all sectors of Canadas economy, including housing. Job losses, business closures and a drop in immigration are adversely impacting Canadas housing markets, which stand to see a 9% to 18% decrease in house prices over the next 12 months.... In order to minimize risks within our insurance business while supporting the stability of the economy, we are changing our underwriting policies for insured mortgages. The changes concern debt service ratios, credit scores and non-traditional sources of down payment.

Closing Costs: Closing costs must also be accounted for. In Ontario, we use 1.5% of the purchase price. With some lenders Closing costs can be borrowed and included in the TDS. Note: Funds must be in a personal bank account. Down payment held in a business bank account must be deposited into a personal bank account prior to the closing date. In addition, a 90-day history of the business account is required along with confirmation that the funds were transferred to the personal bank account

It is very very rare I will get myself something new. I LOVE spoiling my kids, friends and family. But I rarely buy things for myself. Case and point-- The desk I have worked on for the last 3 years from home was my childhood desk. It worked.. but legit its been in my house since I was 8 years old or younger. GIRL get yourself a desk. So--- Covid has me reconsidering things. Josh needed a work station as he will be home for the next... WHILE and I am always from home... so it was time. My son the self-proclaimed "working man" set this up for me with Josh last night and I love it. Designated a small work station. Still in my bedroom, as we transition from having a new baby and Josh needs a quiet space to work too but for now this is perfection. Renos of 2020 to come. Ok! A few days late with the official 4month photos but here they are. Natalie Joe my sweet girl now you are 4months old. The days are actually going quite fast. The weeks are flying by. Each moment I am grateful I had you before all of these other crazy outside of the norm events happened. I am so happy you are healthy, smiling and truly the light in my day. Natalie can now roll back to front and then if given space from front to back! She giggles - and squeals which absol...utely melts my heart. She sleeps like a dream and really doesnt mind covid. She is a quiet little one and makes very little fuss most days. Like her brother. She is a pretty easy baby. We think teeth are coming soon. Loves to sleep on mama, drink milk and snuggle.
