I wrote this article December 2nd 2020. Now it's Feb 18th 2021. Read the article first then this update. Nova Scotia Real Estate 2021 First Two Months. AS we al...l know the pandemic is still with us. Here in Nova Scotia we have done better than most and our real estate market has continued to break records. Inventory levels are the lowest on record. What that means if you are house hunting is that you may not be able to find anything and if you do there could very well be competing offers with a sale price over asking. Personally in 2020 I closed 100 ends and our company Hants Realty Limited had one of the best years in our 43 year history. That pace has continued into 2021. January and February I'm personally at 43 ends. (Note in the real estate industry there are buying ends and selling ends. When we sell our own listing it's called a double ender because we get paid for both ends.) In short it's a great time to sell a house but hard to buy. I just firmed up a sale for buyer clients that I worked with for 6 months on 5 offers we were out bid on finally getting the 6th house we bid on. In the middle of all this our appraisal division completed over 250 appraisals in 2020 and 2021 has been just as busy. So why did this apparent real estate boom happen in the middle of a pandemic ? Here's why 1. We were due. In 2008 the real estate market tanked and for the next 10 years buyers were scarce to the point I remember I had over 100 listings and listings that took 7-8 years to sell. It was a 10 year buyers market. Prices did not go up much due to lack of demand. In 2019 it started to turn around. 2020 was just the turning point. 2. Although demand was limited and prices didn't rise much building costs including land, material and labor went up which wasn't reflected in the market. Again a correction was coming. 3. The lowest interest rates in my memory made home ownership more affordable than renting. 4. Nova Scotia gained world wide attention for how Covid 19 was handled and the pandemic sped up technology where remote working became acceptable to many employers so there was a movement to Nova Scotia as a good and safe place to live and work from home. 5. Many apartment dwellers were isolated at home with time to decide they wanted to move from the city and made the effort to move outside the city. (Note It takes time to get pre approved and buy a house suddenly people had time.) 6. Because of Covid 19 many people didn't list and the supply of homes for sale began to dwindle. 7. Technology again had it's impact as most good agents have their buyer customers set up to receive listings via the collaboration center so that the buyers all get the information at the same time creating competitive bidding something we didn't have before technology. So the big question ! Will it continue ? This sellers market ? I believe so certainly for a while. Eventually the economic impact of the pandemic and higher interest rates will come but it will take a lot of homes coming on the market to bring supply back to normal and with the increase of people moving to Nova Scotia I think it will be some time before we see a buyer's market again. Down Sizing When do we do it? When to down size ? It doesn’t matter where you live the pandemic has had an impact on your life. Many of us have seen our retir...ement plans disrupted and have put off selling our homes and down sizing. In our area the past year has been great for home sellers and being able to sell has enabled many of my clients to move on with their plans . There’s nothing more frustrating than being ready to make a change but unable to sell your house. I’m concerned this sellers market maybe derailed by the economic consequences of Covid. My advice ? Sell your home now while you can and are able to get a good price. I do see a recession just around the corner and you might be sorry you didn’t act now. www.hantsrealty.com Take the time to read this John Whidden and W Junior Sanford were both teachers who worked for our firm. They were two of the finest men I e...ver met. This story reminded me of them. As she stood in front of her 5th grade class on the very first day of school, she told the children an untruth. Like most teachers, she looked at her students and said that she loved them all the same. However, that was impossible, because there in the front row, slumped in his seat, was a little boy named Teddy Stoddard. Mrs. Thompson had watched Teddy the year before and noticed that he did not play well with the other children, that his clothes were messy and that he constantly needed a bath. In addition, Teddy could be unpleasant. It got to the point where Mrs. Thompson would actually take delight in marking his papers with a broad red pen, making bold X's and then putting a big "F" at the top of his papers. At the school where Mrs. Thompson taught, she was required to review each child's past records and she put Teddy's off until last. However, when she reviewed his file, she was in for a surprise. Teddy's first grade teacher wrote, "Teddy is a bright child with a ready laugh. He does his work neatly and has good manners... he is a joy to be around.." His second grade teacher wrote, "Teddy is an excellent student, well liked by his classmates, but he is troubled because his mother has a terminal illness and life at home must be a struggle." His third grade teacher wrote, "His mother's death has been hard on him. He tries to do his best, but his father doesn't show much interest and his home life will soon affect him if some steps aren't taken." Teddy's fourth grade teacher wrote, "Teddy is withdrawn and doesn't show much interest in school. He doesn't have many friends and he sometimes sleeps in class." By now, Mrs. Thompson realized the problem and she was ashamed of herself. She felt even worse when her students brought her Christmas presents, wrapped in beautiful ribbons and bright paper, except for Teddy's. His present was clumsily wrapped in the heavy, brown paper That he got from a grocery bag Mrs. Thompson took pains to open it in the middle of the other presents. Some of the children started to laugh when she found a rhinestone bracelet with some of the stones missing, and a bottle that was one-quarter full of perfume.. But she stifled the children's laughter when she exclaimed how pretty the bracelet was, putting it on, and dabbing some of the perfume on her wrist. Teddy Stoddard stayed after school that day just long enough to say, "Mrs. Thompson, today you smelled just like my Mom used to." After the children left, she cried for at least an hour. On that very day, she quit teaching reading, writing and arithmetic. Instead, she began to teach children. Mrs. Thompson paid particular attention to Teddy. As she worked with him, his mind seemed to come alive. The more she encouraged him, the faster he responded. By the end of the year, Teddy had become one of the smartest children in the class and, despite her lie that she would love all the children the same, Teddy became one of her "teacher's pets.." A year later, she found a note under her door, from Teddy, telling* her that she was still the best teacher he ever had in his whole life. Six years went by before she got another note from Teddy. He then wrote that he had finished high school, third in his class, and she was still the best teacher he ever had in life. Four years after that, she got another letter, saying that while things had been tough at times, he'd stayed in school, had stuck with it, and would soon graduate from college with the highest of honors. He assured Mrs. Thompson that she was still the best and favorite teacher he had ever had in his whole life. Then four more years passed and yet another letter came. This time he explained that after he got his bachelor's degree, he decided to go a little further. The letter explained that she was still the best and favorite teacher he ever had. But now his name was a little longer.... The letter was signed, Theodore F. Stoddard, MD. The story does not end there. You see, there was yet another letter that spring. Teddy said he had met this girl and was going to be married. He explained that his father had died a couple of years ago and he was wondering if Mrs. Thompson might agree to sit at the wedding in the place that was usually reserved for the mother of the groom. Of course, Mrs. Thompson did. And guess what? She wore that bracelet, the one with several rhinestones missing. Moreover, she made sure she was wearing the perfume that Teddy remembered his mother wearing on their last Christmas together. They hugged each other, and Dr. Stoddard whispered in Mrs. Thompson's ear, "Thank you Mrs. Thompson for* believing in me. Thank you so much for making me feel important and showing me that I could make a difference." Mrs. Thompson, with tears in her eyes, whispered back. She said, "Teddy, you have it all wrong. You were the one who taught me that I could make a difference. I didn't know how to teach until I met you." (For you that don't know, Teddy Stoddard is the Dr. at Iowa Methodist Hospital in Des Moines that has the Stoddard Cancer Wing.) Warm someone's heart today. . . pass this along. I love this story so very much, I cry every time I read it. Just try to make a difference in someone's life today? tomorrow? Just "do it". Random acts of kindness, I think they call it? "Believe in Angels, then return the favor."

Then the mud fell off. 9. She ran after the garbage truck, yelling, "Am I too late for the garbage?" The driver said, "No, jump in!". 10. Remember: Marriage is the number one cause of divorce. 11. I married Miss Right. I just didn't know her first name was 'Always'. 12. I haven't spoken to my wife in 18 months. I don't like to interrupt her. 13. The last fight was my fault though. My wife asked, "What's on the TV?" I said, "Dust!". Can't you just hear him say all of these? I love it. These were the good old days when humor didn't have to start with a four letter word. It was just clean and simple fun. And he always ended his programs with the words, "And May God Bless" with a big smile on his face.
