Just helped a client lock in a mortgage rate of 1.89%! Rates are within the lowest in history. If you have a term ending within 4 months you can lock in a lower rate for a switch with no penalty. If not within 4 months, the sometimes small penalty you would have to pay is well worth locking in such a rate for 5 years. Rates have dropped again! Some of our lender are close to 1.9%! If you have a renewal coming up sometime soon it may be worth a small payout penalty to lock in a great rate for 5 years. If you have a renewal within 4 months, our lenders have a 120 day rate hold as well so you can get a great rate locked in for no penalty. If your current rate is close to 3% it might be worth taking the penalty to secure these low rates. Of course, that would depend on how your lender calculates the penalties.
