We started demolition on the basement now that we’ve decided to go upmarket on this flip. We planned to put new drywall in, but when we started demolition we noticed that the 2x4s and insulation were moist, so we started peeling back layers until we got to the block foundation and discovered that it too was wet. Now we’re exploring options to address the moisture, and are committed to doing it correctly even if it costs more and is unlikely to be noticed by perspective buyers.... Some good lessons here for when buying older houses. There’s a lot of stuff you can find when doing your renovations so it’s extremely important that you buy right and have contingencies built into your budget. In this video I go through the design plan for the basement. Originally, I wasn’t really planning on doing anything with the basement since I just wanted to do a quick cosmetic flip. Based on the design choices I was making upstairs, the juxtaposition with this truly ugly basement was becoming too great and I decided it needed to be completely remodeled as well.

Originally this was just going to be a quick cosmetic flip, but as we went with higher level finishes upstairs the juxtaposition with the basement really started to get to the point where it seemed like two completely different houses. So now we’re doing a full remodel of the basement.

Getting accreditation with the Better Business Bureau was a major priority for us because it represents our commitment to upholding the highest standards in terms of how we deal with our clients. Every business should provide great and ethical service, but for us I think it is even more important. Many of our clients are going through difficult times, whether they’ve inherited a home from a loved one that’s passed, or they are selling a h...ome due to a break down of their family. We feel lucky and grateful to be able to provide a solution that doesn’t add anything to their plate and simplifies their life at a time when complexity is often being forced upon them.

If you follow my stories, you probably saw that last week we discovered a lot of rot and black mould in the exterior walls of our current flip project. My contractor called me that morning to let me know what they found, and that the damage was so extensive that it just made sense to rebuild all the exterior walls, including framing, plywood and insulation. The price tag would be around $8,000 dollars. Obviously, it wasn’t the best call to get, but pretty quickly we shifted t...he focus from the cost and hassle to how we could turn this into an opportunity to make a better finished product. Since we were rebuilding the walls and reframing, we were no longer constrained by the existing window sizes and we were able to increase the size of the bedroom windows from 32x32 to 36x36 (27% increase) and the living room window from 42x36 to 48x48 (over 50% increase). There will be way more natural light throughout the house now. It also meant that we could increase the width of the front door by a few inches , which will make it much easier to move furniture in and out. Finally, just the fact that we rebuilt all of the exterior walls is going to add value. It is an older house, and houses with vinyl siding are more likely to have moisture issues than brick houses, so knowing that these walls are all brand new will eliminate that concern for potential end buyers.

We did a rebrand for Fast Ontario Home Buyer. We liked our previous logo, but we didn’t feel that it really represented us or what makes us different from other home buying companies. The colours were pretty serious looking. Although we take helping our sellers very seriously, we added the subtle sparkles to represent the light and positivity we aim to bring into the lives of our seller clients. Many of them are dealing with difficult situations, and we take great pride in ...taking a major source of stress off their minds. We also believe that we provide more speed and convenience than other house buying companies, and we leverage a lot of different technologies to help us do that. We opted for a futuristic tone in our logo, using metallic blue and yellow as we thought the combination really exemplifies the speed and convenience of the services that we provide to our seller clients. Lastly, we believe that colours are an important way for us to communicate our values to our clients. Blue is known to represent reliability and inspire a sense of calm, two things that we strive to bring to every interaction with our clients. Yellow represents sunshine and optimism. There is always light at the end of the tunnel, and our goal is to be that source of light for all our clients, regardless of the situation they're in. We put a lot of time and thought into the creation of this new logo, making sure no detail was overlooked. What do you think?

Our seller on this one had moved to Northern Ontario for a job opportunity last year, but they didn’t want to sell right away in case they decided to move back south. The house had been vacant for almost a year, and its condition had declined significantly over that time. They also had some incomplete renovations particularly, in the bathroom. Their priority was just a quick, seamless transaction. They wouldn’t be around to show the property, and the thought of cleaning it ou...t and getting it ready for the market while living in Northern Ontario was too much. Fortunately, we were able to make a compelling offer with a 6 week close which gave them just enough time to get out without needing to rush. We will be doing a full cosmetic renovation inside and out including new kitchen, bathroom, flooring, paint, we’re even doing brand new siding on the house and garage.
