Housing inventory is rising (homes for sale) in New Tecumseth. Currently, there are 17 townhomes for sale and 62 det. homes (all current listings including thos...e conditionally sold). Sales figures show an increase from T-60 days to T-30 days and T-30 days to today for det homes. For towns, sales from T-30 to today are double they were from T-60 to t-30 days. This could be a sign of normal spring market increases in inventory and the actual sales prices and days on market will tell us a lot in the upcoming few weeks. Thinking of selling? Busy days on the R.E. market again. Many homes are still selling a bit over list (and some under). Inventory is still not high, which tends to put upward pressu...re on prices and the B.O.C. doesn't expect to mess with the prime until the economy is recovering and then...rates will start to creep to deal with inflation concerns. Had everything typed out to 99%....hit the wrong key with the side of my hand...wiped it all out so starting again. Resale housing stats are in and despite the... uncertain environment presented by Covid, overall numbers are up over last year. with the exception of the condo market in the 416 areas, all segments are up. Stats show that CONDOS are down in the 416 and UP in the 905. Det homes and Semi-Det homes have risen in both areas but slower in the 416. The exception being Townhomes, which have risen more quickly in the 416. Looking at these numbers and balancing along with conversations with my clients, looks as if: 1-Would be Condo-Investment buyers are nervous about renting out in this environment. 2-Affordability is pushing some buyers into the 905 BUT demand in the 416 is still robust. 3-Many buyers are looking to the 905 for either more living space or more outdoor space (try to grow a garden on a 19 ft wide lot surrounded by 3 story townhomes). Looking at inventory in New Tec, you see how few offerings there really are and that will buoy prices for sellers. Thinking of selling?
