Based on the March stats, there is no signs of stopping the 2021 upswing in the Real Estate market. What’s happening? 1. Sales continue to climb - up 97%, almost doubling since last March, when we first felt the impact of COVID-19... 1. We are still in a strong Seller’s market, with the sales to new listing ratio at 69% (this means 6.9 more sales to every 10 new listings) and an average listing days on market of 13 days 1. Home prices are up now 21.5% year over year with the average sale price now at $1,097,565 1. Condo prices continue to point to recovery, with the average downtown condo price rising 5.24% from last month, and now only -0.7% from last year What does this mean? In March, many sectors of the economy continued to improve and borrowing costs were still low, meaning records continued to break in the Toronto real estate world. Most notably was the sales activity in March, with the Toronto Real Estate Board reporting 15,652 sales last month, almost 2x last year, recognizing that it marks 1 year since we first felt the impact of COVID-19 on the housing market. Inventory is still tight, but climbing. New listings are up 57% year over year, but the annual growth of listings still remains well below that of sales. Currently there are 6.9 more sales to every 10 new listings (69% list to sale ratio). The market is moving fast, with listings selling in an average of 13 days, 46% faster than last month and 23.5% faster than this time last year. $1,097,565 is the average sale price. Across the board, home prices are up 21.5% year over year, with low rise homes surrounding the city being the #1 driver of this growth. In the condo market, the gap is closing on price growth. Across the GTA, condo prices are on average 2.6% higher than last year. In Toronto, condo prices are up over 5.24% from last month, and are now only -0.7% less year over year.
