1543 topsail rd- FLIP OR FLOP? Tell us below! We weren’t in the market to buy another property, but when your husband pretty much stalks the Real estate market & all the MLS listings... watching for big price drops & foreclosures your bound to purchase a random property or two Swipe to see before & after photos. Unit 10, We purchased this condo for a whopping $64k... that wasn’t a typo. Those before photos were taken from the actual mls listing. Technically a 1bedeoom, ...1bath open concept condo with stainless steal appliances and a glorified closet we justified calling bedroom number two:) We purchased this unit this past winter. Our intentions- Airbnb. We took Possession March 9th, legit the same week the whole province and country shut down from covid. So we went ahead with our initial plan- plaster/paint and furnish. We decided to scrap the bnb idea due to travel restrictions, decided to list it and luckily sold it immediately for $125,000! We Spent roughly $6500 for paint, plaster and furniture- some professional photos and we nearly Doubled our investment. We listed this condo on a Friday, priced it very aggressive compared to others listed in the building- and had an accepted offer by Monday! Looking back now, it was probably the easiest return on investment but truthfully it was the most stressful. Covid hit, we didn’t take a mortgage on this property, tying up most of our savings and the world literally shuts down! We were a little stressed to say the least lol thankfully it all worked out in the end. Flip or Flop? House on the Hill, Topsail Airbnb- Our 2nd flip project & little prized position. It’s a funny story how we purchased this home. It was actually a clients home- that we had for sale last year. Our clients did most of the updating in this main unit, with the help of @trim_designnl staging. We loved it from the 1st day it hit the market- even before they updated the floors. Cute. Corky. A tiny white saltbox house deep in chamberlains with a large private acre lot-... honestly who wouldn’t love it? September of last year- After we sold Perlin, we jumped on the chance and purchased this 2apt home for $200k! Upfront we invested a little- approx $10k for new stainless steal appliances, bedding & furnishings and started Topsail Airbnb! A huge success, 80% occupancy rate and 5/5 reviews for our hospitality, our decor & amenities With covid and the risk/responsibilities of screening & cleaning between guest we decided to place a long term tenant in our beautiful bnb and they/we couldn’t be happier! #throwbackthursday 2016 & Our very 1st flip. Perlin Street a true diamond in the rough. Go check our story to see a short play by play of our demo! People often ask how we got started flipping homes. Long story short- we started with a friend! Like many, we were a little obsessed with hgtv & always wanted to do it, but had no idea where to start. To be honest, we didn’t even have the money to drop the downpayment for this 1st flip- so we asked for help. Aka a little cushion ...cash gifted from Michelle’s dad (which we paid back closing day with money from our line of credit- legit). We asked some foolish good friends, turned business partners if they wanted in, to help with the heavy lifting and here we are! Four, non experienced 20 something year olds + a two apartment, 50 year old house that need to be stripped from ceiling to floor. Bathrooms, ceiling & floors came first. Basement apartment came next then came the big demos! We turned a closet into a sleek tile shower for a proper en-suite! We turned two small bedrooms into one massive master bedroom room with large walk in closet. We managed to open up a galley kitchen, boxer in dining room and formal living room into the most beautiful open come living space! It was an adventure, to say the least. The projects & timelines were a little sporadic, luckily we didn’t have too many unexpected hiccups, no cockroaches or busted pipes to make a dramatic episode tv episode. We did however end up having 3 babies during it all, and a marriage lol we’re still friends and the bank never came or the city never came to take it from us
