Sometimes people ask us what exactly is a bare land condo? When you buy a bare land condo: You get exclusive title and ownership of your specific unit (lot) for which you are responsible to maintain on your own. You also have shared ownership of the common property for which the condo corporation is responsible.... The condominium corporation is responsible for maintaining the common property areas such roads, playgrounds, greenspaces, walkways, electrical boxes, water & sewer lines up to the street connection (CC), storm sewer lines, and fire hydrants. The condominium corporation is responsible for paying utility bills that are used by all condo unit owners such as streetlights, water, sewer, garbage, and recycling fees. The condominium corporation is responsible for always keeping an adequate reserve fund available to fund major repairs to the common property as required. If these funds were not available, it would result in special assessments or levies having to be collected for every major repair. The condo corporation is also responsible for collecting the monthly contributions (condo fees) from every single land owner: Gregoire bare land condo corporation is made up of 1017 individual units. The condo corporation does NOT own any units, all these units have been sold and are privately owned, and every unit is required to pay the same monthly condo fee. Note: even if the unit is vacant the condo corporation still collects the monthly condo fee from all 1017 units, no exceptions. Cartier bare land condo corporation is made up of 294 individual units. Frozen water line - TIPS At this time of year, a water line interruption is usually caused by HEAT TAPE FAILURE above ground. Make sure your heat tape is working on the entire line, your heat tape breaker is turned on, and there are no gaps in your skirting to let cold air in under your house. Here are some tips to help you through a freeze: Make sure that any current system to keep the pipes warm is working. Heat tape, insulation, etc. Your heat tape should feel warm to the... touch. Check that your circuit breakers are on. Did someone unplug the heat tape by accident? Check if you have any water in your kitchen, bathroom, toilet or washer. If you have no water anywhere it is probably the main water line. This would indicate an issue with your heat tape. If it doesn’t, make sure the outlet that the heat tape is plugged into is working. If you have a thermostat on the heat tape, make sure that it isn’t located in a warm spot preventing the heat-tape from coming on. If none of these suggestions solve your problem, then you’ll probably need to replace the heat tape. - Skirting If you are getting some water in some parts of your house then the likely culprit is a tear or opening in your home’s belly bag that is letting cold air reach a nearby waterline. Are there any holes or gaps to allow the wind to get in and freeze your pipes? - Turn up the furnace, turn on the fan, and position all your vents down so that warm air is directed into the belly of the home - If you find a pipe that’s frozen, it’ll usually be very cold to the touch. If you have a heat gun - like those used in stripping paint they work exceptionally well on a medium setting. NEVER USE an open flame, like a torch. While thawing, have an open faucet so you can tell whether or not you're succeeding - If you do not have a heat gun, get as close to your frozen water pipe as possible and position a hairdryer on the frozen section. A hairdryer will take a long time but it is likely the safest and most handy way to get a thaw. Keep in mind that you won't need to 100% thaw the pipe, just get it flowing a bit. Flowing water will remove the ice faster using a hairdryer to thaw the entire frozen section. When your line is thawed, wrap pink insulation around the pipes and let the water run for a few minutes every once in a while to help stop ice build-up See more

Gregoire Park RV Compound Storage - Rules for Storage - Compound storage in Gregoire Park is for Gregoire residents only - Compound storage is at owner’s risk - ALL UNITS MUST BE REGISTERED AT FORT MCMURRAY HOUSING INC., 780-791-1988 tel or [email protected], [email protected] - Keys cost $25.00 each. The key price is not a deposit and therefore non-refundable. The key cost pays for cutting keys and replacing locks on the gates... - RV items must be approved by our office. We have the right to refuse storage to residents who do not follow the Compound rules or are in arrears with our office - There are five storage compounds. We have approximately 3,000 residents and 300 RV stalls. Stall numbers are on the fence. Stay within the width of your stall - Proof of ownership and insurance must be provided for your RV. RVs must be registered to an address in Gregoire Park - Call/email our office each year to make sure your stall is registered to your address. If you change the item in your stall, you must let our office know and provide registration for the new item - You can not rent out your stall - Drive by your stall and check on your item periodically. Get to know people who park near you and watch out for each other’s stored items - Compound parking stalls are for RV and trailer items only (NO cars, trucks, vans, dump trucks, bobcats or other machinery, etc.) - Units must be in working order and insured - Units with broken windows, flat tires, or no insurance or registration will be towed from the storage compounds - Storage is seasonal only - Stalls cannot be saved for a long period of time without being used.
