What's the difference between a CMHC insured loan and a Conventional loan? A question we get asked often so here's our breakdown: To start off, a CMHC loan will usually require a minimum of 15% cash down vs 25% for conventional. Having your mortgage insured will also result in lower interest rates and a longer amortization period. We're talking about 30 to 40 years in some cases which means, lower monthly payments and more cash flow going in your pocket. The catch is that you... have a premium to pay in order to obtain a CMHC/Genworth/CanadaGuaranty insured mortgage but in today's market, it's an advantage. By buying this insurance, it protects the lender against any loss in the event that you fail to make your payments. You and your asset become less of a risk. In order to qualify for this insured mortgage, you need to meet some requirements from the banks. Your investment property will need a debt coverage ratio between 1.2 - 1.3 whereas a conventional loan is around 1.1 - 1.2. That means it would be easier to take on a conventional mortgage if the property has either a lot of vacancy or large Capital Expenditures needed. A conventional loan is also less stingy with expenses meaning CMHC will use their own pre-requisites even if their numbers are higher than what the property actually entails. It's about reducing the risk with an insured mortgage so CMHC will use their own numbers regardless of your actual expenses. The time frame of being approved is also a big factor between insured and uninsured loans. CMHC will usually take over 90 days minimum to give you an answer whereas a conventional loan will take a maximum of 30-45 days. If an investment opportunity is in high demand, the seller will want the shortest delays possible so a strategy in this aggressive market is to require a bridge loan through a conventional mortgage in order to close quickly and eventually, the buyer will request a CMHC loan as the new owner, months later. The goal is to have a winning financial structure that will set you up for the future, whether it is conventional or CMHC, a plan has to be properly executed in order to yield the best return on your investments.
