2020 was definitely a different year, but in spite of the circumstances, the real estate industry surged across the province in the latter half of the year, and December was no exception. Here are the highlights from December 2020 for both . ... Greater Vancouver finished 2020 off with a BANG, as there were 3,093 home sales in December, which represents a 53.4% increase compared to December 2019. Home prices increased across the board; detached homes saw a 10.2% increase compared to December 2019, apartment prices went up by 2.6% when compared year-over-year, and attached homes saw a 4.9% increase compared to December of 2019. Overall for the year, Greater Vancouver saw 30,944 total homes sold, which is a staggering 5,593 more than 2019 (+22.1%) and only 2.8% below the 10-year sales average. Momentum from 2020 is expected to carry over into the spring market, and if projections are accurate, 2021 will be a big year for real estate. There were a total of 238 units sold in December, which blew December 2019’s numbers out of the water by 53.5% and set a new sales record for the month of December. The average home cost rose by 17% year-over-year as the average home price was $472,131 in December 2020. In terms of inventory, there were 198 homes put up for sale, which was a 5.3% increase from the end of December 2019. The increased value people across the region placed on their homes translated into the surge in home sales, and it’s projected to be a strong spring market moving forward. Questions?
