Selling your house in Spring? Effective staging advice can add thousands to your sale price. You’ve probably heard the famous ABC- Always Be Closing speech ...from Adam Baldwin. I have a new take on that, and it’s going to make your home shine like a new penny or I guess dime now? Whatever! Point is, follow these steps and you’ll be ready for public market. A - Attention to Detail. Now is the time to fix all those little things that you don’t even pay attention to anymore. The gross baseboards, that finicky door, the random hole in the wall, the windows that don’t open. Those rooms that need a neutral coat of paint. Your home is going to be seen by many fresh eyes, and fresh eyes are going to pick up on the things you’ve stopped seeing over time. B- Bigger is better. When it comes to square footage of course. The goal here is to create as much space in your house as possible. Keep your furniture, rugs and throws to a minimum. Make sure buyers have room to roam around without tripping over your stuff. Let in and turn on all the light. C- Clean. Simple. Clean your heart out. Clean like you’ve never cleaned before. If you have the flexibility and accessibility, hire a professional to do a deep clean before listing. Then you only have to maintain. A clean house can be the difference between an offer or not. So there it is. These three things all visually impact a buyers decision on your home's value. Of course every situation is unique. I tailor staging advice specifically to each home. But it is usually centred around these ABC’s. Natural light adds money to your pocket (Save this one for when you’re ready! ) The very first thing I do when I arrive wit...h our photographer to take your listing pictures? Turn on every single lightbulb in your house, then open all the curtains and blinds. Boom. Instantly we have a different house. All of a sudden words like bright, airy, and clean come to mind. As humans we desire light and that doesn’t change when we are buying a house. A home that feels flooded with natural light instantly makes it feel like an oasis. What can you do to make this happen for your home when it comes time to sell? 1. Clean the windows. Inside and out. 2. Open all curtains, and blinds. Replace dark curtains with white shears. 3. Add a pretty floor lamp to rooms that are feeling dark. A statement lamp is pretty and useful! 4. Don’t worry- we will photograph your listing during the day. There is NOTHING wrong with a strategic dusk photo, but interior photos need to be taken during the day. I always cringe at night time listing photos. That is money left on the table. So there you have it. Maximizing the light in your home is one of the most important things you can do for a buyers opinion of value.
