**Months Of Inventory** Possibly the most boring sounding statistic with the easiest explanation for the heavy sellers market we're seeing now. Months of inventory gives us a picture of the supply and demand forces in the market. If no new houses were listed, how long would it take for all existing properties on the market to sell. 4-6 months is considered a balanced market, less than 4 months a sellers market, and more than 6 months a buyers market.... Looking at St.Catharines in the last 30 days there were 101 solds and sold pendings (sold firm, but not closed), with currently 112 properties on the market. That gives us just over a month, firmly set in a sellers market. This week I'll chat about a few strategies that have worked for both my seller and buyer clients. Winning in multiple offer situations isn't luck. Below are just a few quick words. **Sellers - Don't lose this opportunity to maximize your sale. Pre-listing preparation is key, a sound strategy for holding off offers to a certain date (or longer irrevocable), and your Realtor's ability to guide and decipher through multiple offers leveraging that interest into the best possible outcome. Move Over Buyers" - The Niagara Market continues to shift For the past 6 years (and more) we were aware of the draw into Niagara of those looking to retire, downsize or find that more peaceful quality of life. Generally, this tended to influence certain segments of the market, not overly applying pressure throughout the region. It was focused on certain housing types, in certain locations. With the rise of prices throughout the GTA we saw more and more drive until you qu...alify buyers head down around the lake. Pressure from the GTA applied on Oakville/Burlington, pressure from there applied to Hamilton, pressure from Hamilton relieved even further down the QEW. With Covid 19 we have seen these Move over buyers moving from other cities continue to influence the Niagara market at greater speeds. - Now we have to look at the Niagara market more in terms of Southern Ontario influence, not just regional factors - Covid 19 has changed the way office, remote working/learning, and commuting are done - It has also changed what buyers are looking for in a quality of life and the areas in which they can choose to live - Markets across Ontario have seen this growth, we are not an exception - Buyers from out of town are not adding to local market inventory, keeping supply tight - Though the average sale price has increased 21% in 2020, compared to other regions Niagara is still affordable - North Niagara buyers could still find some saving farther south in the region, that is becoming harder to find. Understanding what’s happening may be small consolation to those buyers having to compete. There are strategies for success. It just requires a plan, focus, and expectations of what it will take to make your home dreams come true, and we can make that happen!
