When designing a home with high ceilings, efficient and comfortable temperature control is pivotal. With the primary heat source being in-floor hydronic radiant heating, porcelain tile was selected as the main flooring throughout the entire house for its heat conductivity. Before setting any tile, the uncoupling membrane is installed. This is a must with any tile installation. It separates/un-couples the substrate from the tile and allows the tile and the substrate to move ...independently of each other and thus preventing the tile from cracking. A beautiful Italian wood grain porcelain tile (8 x 5’) will be set to ground the space along with the barnboard ceilings. This combination of materials provides the space the visual warmth needed with its high ceilings and open concept. #tiles #design #construction #flooring #home #porcelain #tileinstallation #floor #tilework

With the drywall and taping complete. It’s time to remove the temporary staircase to install the final set. These oak stairs will be the perfect way to tie in and complement the stained barn board ceilings which are all throughout the house. #staircase #details #stairs #wood #barnboard #ceiling #drywall #home

We have all seen it, and some of us have even done it. I am referring to using the right materials, but in the wrong applications. ‘They say that people perish for the lack of knowledge’. This statement couldn’t be more true when it comes to the life/health of our homes. Let’s set the tone by noting that no one is perfect; The end goal is to learn a little more with each passing day. At least this is my personal goal. ... I walked past a site where the intentions were good, but the lack of knowledge was evident. To know what’s wrong I will try to explain the difference and application of several materials. What was used: Blueskin WP 200 - a self-adhered composite membrane consisting of an SBS (Styrene-Butadiene-Styrene) rubberized asphalt compound, integrally laminated to a blue, high-density polyethylene film. Where to use: This is generally used in below grade applications for waterproofing. Principal application is on concrete/ICFs foundation walls, plaza decks, tunnels, and parking decks in both vertical and horizontal orientations. It is not uncommon to see it as window flashing as well. Important to note: - Concrete must be clean of debris and allowed to cure a minimum of 7 days. Structural lightweight concrete must be cured 14 days. - Must be covered to prevent damage from sunlight. Not to be confused with: Blueskin VP100 is a fully adhered, peel-n-stick air barrier system that eliminates air leakage while functioning as a water-resistant barrier and rain barrier. Blueskin PE200HT (roof decks) High Temperature Roof Underlayment is a specification-grade, self-adhered roofing underlayment consisting of a high softening point. Great for metal roofs. There is also a low temperature version (RF200LT) Blueskin RF200 - an SBS modified bitumen roofing membrane underlayment reinforced with a skid-resistant polyolefin surface film. Specifically designed to be self-adhered on sloped roof surfaces as secondary seal under shingles or tile. Please note that this post is not meant to be product specific, as there are many amazing products on the market. Instead I hope it sheds some light, and helps to clear any confusions.

Let’s talk about stair runners. For starters it serves two of my favorite purposes, which are style and functionality. What are some of the other benefits of carpet stair runners: -Protects your hardwood stairs from wear and tear (both stair and riser) -Minimizes noise by people stomping up and down the stairs... -Adds to the door of the home -Makes staircase safer. Specially with small children (falling on padded stairs) or elderly by added grip When NOT to install: -Carpet stair runners are mainly for traditional or transitional homes. May not always apply on a contemporary build. -Should never be installed in older homes where the following conditions are met (not remotely close to meeting local building codes) : - Steep staircase - Narrow treads **Having these two conditions would in fact cause more accidents. Lastly, things to consider when choosing the right carpet stair runner: -A dark runner shows all the lint -A light shows the dirt -Avoid some bold geometric contrasting patterns (this can make steps confusing/hard to navigate) difficult to see where the next step is #safety #decor #style #function #stairs #carpet #runner #stairrunner #aginginplace #kids #livinginplace

You can never have enough storage! Having built-in storage in a home is always key. Specially in a basement with small kids. This becomes a space for all the toys or seasonal gear the family may have. In order to fill the space, we had to cover a supply vent. The solution was to simply to cut it into the cabinet for a cleaner finish. ... #millwork #cabinet #builtins #basement #storage #organize #reno #construction

‘If you can’t beat them. Join them’. This statement couldn’t be more accurate when it comes to renovations; Unlike new construction, you often have to think how to tie in the old with the new. In most renovations there comes a point where you have no option, budget, or time. The reality of acceptance sinks in, and then it’s time to get creative. ... This was certainly the case with the support post, and bulkhead. Both of which were in the way when planning out the wet bar. To make things look intentional, we made the ceiling bulkhead wider in order to accommodate achieve symmetry. This presented yet another problem, not enough space for the junction boxes for the pendant lights. Solution: make another millwork bulkhead as a feature and gain the allowance needed for the junction boxes. Now back to the support post. This ended up becoming a stand alone feature incorporated into the lower cabinet, and then cladded to match. In any project one must have creativity, experience, and teamwork as key factors for any successful renovation. #solution #create #creativity #reno #renovation #problemsolving #teamwork #construction #basement #bar #wetbar #entertainment #host #friends
