HOME BUYING TIPS - Here are few items that sometime we forget to check/verify before finalizing the property with the existing owner.... Check/Ask: 1) City bins (Garbage, Recycle & Organic bins) are not broken. 2) Mailbox keys (generally there are two) are there. They are expensive if purchased from Canada post. 3) Collect warranty papers of all existing Appliances (if still under warranty) 4) Ask for all duplicate keys of each exits (generally there are two) 5) Garage door keypad password (if any). Change it later. Also remote garage door openers (generally there are two). Remote app is now a days available to access garage door, ask for credentials before closing. 6) Main Door keypad password (if any). Change it later. 7) Find the existing internet service provider for easy installation. 8)Consider transferring the existing security system provider (if any) 9) Air Duct cleaning, if done recently. If yes, then no need to get it done again. 10) Collect warranty papers or receipt of roof work, if done recently. 11) Checking electrical and main water stop valve switch for the house (for plumbing or electrical works). 12) Get details for rental appliances like hot water tank, A/c, furnace etc. 13) Get survey/plan of the house. It will be useful if any renovation is done in the home.
