#MeaningMonday . As a Buyer, there is a good chance you've heard of CMHC but what does it mean and do for you? CMHC is Canada's Mortgage and Housing Corporation and is a government department that acts as Canada's national housing agency. In short, it provides insurance to homebuyers as one of its main activities. Lenders will require mortgage loan insurance if a borrower has a down payment of less than 20% of the purchase price of the home. CMHC is a one-time insurance p...remium calculated as a percentage of the mortgage's total amount. The percentage varies based on the amount you decide to put as a down payment, ranging from 5% to 19.99%. CMHC also has a first-time home buyer incentive which is a shared-equity mortgage with the Government of Canada. It offers anywhere from 5-10% of a first-time buyers purchase. The catch? The homebuyer will have to repay the Incentive based on the property’s fair market value at the time the house is sold. In short, the government owns a percentage of your property and as your property increases, so does the repayment amount. When it comes to CMHC there is a lot to read up on and the above is just a quick snapshot. I recommend to any of my clients to speak with their mortgage lender to better understand down payment options and whether they need insurance. We are back with another #MeaningMonday . Making big news in #Collingwood right now is the recommendation from the town regarding the Interim Control By-Law that council will be voting on tonight. What is an Interim Control By-Law? Interim control bylaws put a temporary freeze on some land uses while the municipality is studying or reviewing its policies. The freeze can be imposed for only a year, with a maximum extension of another year. The Town is looking to complete a...nd review a study on the ongoing water and wastewater capacity shortage. If Council passes the interim control bylaw, new building permits will be on hold. What does this potentially mean for the town? If passed and new build permits are no longer issued for the next year or two, this could mean supply goes down and while demand remains high, realistically prices continue to rise.
